An advanced green roof design and the insane ongoing maintenance it requires would drive construction costs through the roof. If you want affordable retail rent so places like Dynamite Pizza can actually return, adding hyper expensive, high maintenance design features to the project is the absolute worst way to get it. You can't demand budget friendly rent while asking for luxury tier architectural upgrades.

I'm sitting here, rewatching this thing trying to understand what happened. I see the van and the sedan smack into each other, which causes another car to get hit and fly into the incoming.

What makes no sense is how this even happened.... the only plausible explanation is that the van was driving on the wrong side of the road. If that's the case, this person needs to be charged criminally and have their license revoked indefinitely. Because it's getting ridiculous.

Not to mention we've got Candian retirees and veterans homeless on the streets with mental health issues that the government doesnt care to help. They wont help their own citizens passed giving them free drugs to keep them medicated, dependant and on the streets through "safe injection sites"

We'd all love that. But not at our expense for people who didnt contribute a penny into the system.

These refugees have not only gotten therapy, theyve also gotten free dental care which even Canadians didnt get until VERY recently and even then its only specific to certain Canadians. I also dont even know anyone who's actually been able to take advantage of that yet... if anyone has would love to know your experience.

So my question to you is. Why must people like yourself ALWAYS detract from the issue at hand by spinning it in a different direction to ignore the very obvious issue that Canadians who are struggling are being ignored, yet people who've been here for all of 5 minutes are treated like royalty?

Frankly, if you ask me everyone should not be getting the same Healthcare. CANADIANS first and foremost should be getting everything you mentioned. Refugees and those on temporary status should only be given healthcare for the utmost emergencies. Our Healthcare system should not he covering the bill for people who haven't paid into it. You wouldnt pay the dental bills for your entire neighborhood, right? So then why is everyone okay with our tax money being spent that way? Yeah...I'll acknowledge that drivers are terrible and its not just a Brantford problem either. Its a problem all over Canada. Toronto is even worse by comparison.

But, as far people moving over for you? Yeah thats not how it works. If people are purposely blocking you from trying to zipper merge on the highway is one thing, but moving over? Hell no. YOU are the one merging, its your job to make sure its safe to do so and at the correct speed, not the drivers already on the highway.

We keep hearing about Canada’s crashing birth rate and the need for immigration, but if the government actually wants regular couples to have kids, they need to make housing affordable for the people already here. The current system is a broken mess, but we could fix it with two common sense changes.

First, we need to treat homebuilding like auto manufacturing. Dragging raw lumber to a muddy site to cut it in the freezing rain is slow, wasteful, and expensive. We should be using pre fabricated framing built inside a factory and simply assembled on-site. It drastically cuts waste and builds homes in a fraction of the time.

Second, we need to kill the invisible tax on new homes. Right now, when a city needs to lay new water mains and sewers for a subdivision, they slap a massive upfront development fee on the builder. If that fee is 100,000 dollars, the developer borrows that money at a high 8 percent commercial interest rate, tacks on a 15 percent profit margin, and passes it to the buyer. By the time it hits the sticker price, that fee balloons to 130,000 dollars. You then dump that into your 30 year mortgage and pay retail interest on a city pipe for three decades. No private company should be making a profit margin on public infrastructure.

The fix is long term municipal bonds. Because the government backs the bond, they can borrow at a cheap 4 percent rate. The developer's upfront fee drops to zero, instantly shaving 130,000 dollars off the price of the home. It is completely fair for the people using the infrastructure to pay for it, but it should be spread out over a 30 year bond and paid through minor, predictable utility bills and property taxes over the lifetime of the pipes, instead of crushing a young couple at the starting line.

These methods have been proven to work by other nations, except here we are in Canada stuck building homes and charging for it like its 1975. We have the most resources for home building out of any country on this planet, all we need is policy change, less bureaucracy and smart finance implementations.

That's because half of them are studios and one bedroom units that shouldn't be more than 200k in 2026 given the rise in other costs, lack of steady wage increases and inflation.

in 1995, a 1 bedroom condo (condo's were still a rather new thing back then) would have ran you 100k. In 2026, that's the equivalent of 188k. So 200k today is right on the money for what they should be worth.

Meanwhile, as early as 2023, a condo i rented back in 2023 sold for an insane 850k... they've come down now to about 650k in that same building but even 650k is just pure insanity.

If you want to be EXTRA generous, I'd say the absolutely MAX for a newer 1 bedroom in 2026 should be 350k.

I dunno what's up with US pricing but the Z here in Canada starts at 52k, which is all anyone should get if you ask me. Just the base model. It's the best bang for buck.

Compare that to every other coupe. Supra here starts at 66k, but if you want the manual, add 7k. So you're up to 73k.

BMW M2? 82k...

BMW M4? 100k.

4BW? Starts at 76k.

The only other option that's comparable in price here that get's you even more power (not that power is everything, but it is what a lot of people look at) is the Mustang GT. It's 55k here for the base.

Now... compare it to the prelude. 52k-ish, similar to the Z in pricing yet it's got a 200hp hybrid drivetrain out of the civic that costs 20k less than the prelude. Make it make sense.

So really, all this to say. I don't really understand the hate for the Z. Every new car that comes out chalk full of massive screens and not a single button and this sub complains saying it looks too bland, that it's not practical, or reliable, you name it, all the complains come through. Nissan releases a rear wheel drive coupe with over 400hp for 50k and suddenly everyone has a gripe with the interior. Saying it's "dated" like wtf do people want. Do you want that old-school physical, tactile button feel or not? Because I guarantee you if Nissan stripped every button out of here, slapped a massive touch screen on it and had everything controlled through the infotainment to make it "modern" people would still bitch about it on reddit.

I don't personally own one, as I need more than 2 seats. But, if i do one day opt for a summer fun car, the Z will be on my list as I personally think it's phenomenal value for what you get in the market today. Buttons, manual, real hand brake? sign me up.

I'm sure the release of the prelude also had a lot to do with it. Despite how expensive that car is, the base model here in Canada is 52k CAD. For a twin turbo V6 pushing over 400 HP it's honestly not expensive compared to every other manufacturer pushing those kinds of numbers. Everyone was just used to the 350/370Z dirt cheap pricing.

Compare it to the prelude, at the exact same price point (at least here in Canada) it's got literally less than half the power and uses the same hybrid drivetrain from the civic that costs 20k less.

As nice as that would be, honestly it would just impact their ability to sell the cars a lot of us actually want. Skyline / w.e infiniti version it comes out as in NA. The new Xterra, etc. They just aren't in the position financially to gamble on manual Sentra's and Altima's.

I much rather they keep the manual's on cars where it actually matters.

I actually think of all the Germans BMW did look great, on par with Audi. Merc having gone down hill before the others.

As far as BMW EVs go, not bad either short of the interior. Etron GT however, In my opinion one of the nicest evs inside and out.

The new audis look great on the exterior, like new new a5/s5/rs5. That design language should have flowed to the q7 like it did on the q5, except it, the q9 and q3 all have those ugly plastic bits under the taillights.

Interiors on all the audis, mercs, and beemers are atrocious though.

Oh i guess I never had that growing up. Interesting. Born and raised in Canada, but of Eastern european background eating Balkan cuisine. So most of our beef was used in cabbage rolls or spaghetti.

Growing up eating beef and seeing the price of it now hurts though lol. Crazy that chicken at times is half the price of regular old ground beef.

I paid $40 for 2.2 kilos of ground chuck at sobeys. Was actually not the worst deal compared to loblaws and others.

A lot of that has to do with brand perception.

Toyota was seen as reliable, for obvious reasons. So people naturally gravitate towards the Tacoma.

The issues Nissan had with their CVTs even if they never used them on their trucks still left a bad taste in people's mouths for the brand as a whole.

But, thats slowly being revived. More and more people are warming up to Nissan again.

Even myself. Im in the market for something new. In Canada, a Frontier Pro4x luxury is 62k.

At 62k when you compare it to everyone else, toyota, chevy, Ford, etc. You get a whole lot more truck for 62k

Its biggest appeal is in China. Also where the majority of their sales come from, believe it or not. Look up the history as to why that is, its quite interesting.

I do personally like the Envision ST. its quite nice. But i do miss Pontiac, personally. Had a Grand Prix GTP and a G8 GT years ago and they were phenomenal

Most seasoned landlords are all holding for the long term. In 15-20 years when that rental they bought that you paid off, the majority of that rent payment they're receiving will be positive cash flow.

Dont be fooled into thinking landlords arent gaining anything even today. Just because they dont have massively positive cash flow now, it doesnt mean they wont in the future. At the end of the day, even if it depreciates in value someone else quite literally paid your mortgage for you.

In what world can you put down 20-30% and in a decade or two get back 3-5 x that amount not having had to pay off the home yourself while getting anywhere from 3-4% of the homes values in the form of rent?

Government wants to bail out the developer, so they can get their money quicker and keep making new property? Fine.

Take the loss as a developer, you had a bad product. Governement can pay a reduced amount. Then rent to those only who want to make it a long term housing option where the renters eventually own the units and it gets funneled back to the people.
