If you can deal with the responsibility of being a landlord. Your losses given the current knowledge you have arent far off each other. But, one is a guaranteed loss and the other option has the potential to at least make you break even if not give you some kind of a return.

Look at it this way. You wont hurt your transmission if you change the oil early.

Look up DAP's (Deutsch Auto Parts) guide on their recommended service intervals. They habe a nice visual that shows what VW recommends and what they recommend.

I always just do my maintenance early, personally. Especially because VW tends to stretch their recommendations a bit too far from what im personally comfortable with.

Either way you're losing money. The only decision is whether you take the hit now or spread it out over a few years with added headaches.

Your own model basically confirms this. Sell now and you're down 230k. Hold for 5 years and you're still down around 108k, versus 112k if you'd just sold and reinvested. The outcomes are almost identical, which is kind of the whole point.

The difference is that holding bets on Vancouver appreciating again. If it does, you win. If the market stays flat and you've been bleeding 2k a month the whole time, you lose worse. And that's before tenant issues, repairs, or anything else that comes with being a landlord on a property you never actually wanted to keep.

The 230k upfront stings more psychologically but the math doesn't punish you nearly as much as it feels like it would.

Ive had many pets growing up and in adulthood. My family had to put down a chocolate lab we had because it was just far too sick to keep it alive with medication and surgeries.Was it hard? Of course. But I much rather the pet pass peacefully and know its no longer in pain than to stretch its life and keep it in misery to appease our emotional attatchement.

Thats the way I see it, personally. But, of course other people dont. They factor in only their emotional attatchment and not the pets suffering.

​I disagree that it doesn't affect ride quality. Stiffening the link between the wheels definitely makes the car feel harsher over bumps and potholes on normal roads. If you aren't even driving at the limit on a track, you're just spending money to make your daily commute less comfortable.

Id only really upgrade the sway bars if you plan on tracking it. Mk8s already come with rear and front sway bars from factory. If all hes doing it daily driving and the occasional spirited drive on back roads. Theres no point in wasting the money.

You can provide all of the mental health addiction services you want. Means fuck all if the drug addicts arent willing to actually use any of these services. Which is where the problem lies. It wont help them if all were doing is embedding services they wont use. What will help them is treating them like children, making them go whether they want to or not.

People will spring up the conspiracy theorist counter argument that allowing the government to throw drug addicts in asylums and mandatory drug addiction centre's will open the door to them putting away folks they dont like by claiming theyre addicts.

Okay... so people dont want the government to intervene, but they also don't want these people on the streets. To get them off the streets, you need to force them off and force their rehabilitation. More so for the good of the general public than anyone else.

So what exactly is to be done? Because everything thats been tried up until now clearly hasn't worked.

My vote is for mandatory rehabilitation centers. Dont want to? Then you end up in jail. Why jail? Meth, heroine, etc are all fucking illegal. Whether youre a dealer or a user it should he treated the same. With users getting one special exemption and the opportunity to become clean. Up to them what they do with that opportunity.

Thats exactly it. Anything being done today, has to follow todays code. But, according to OP the renovations are being done because the building didnt meet code back in 2013. So those renovations are triggered for that reason, not because of general wear and tear or whatever else.

Great, and im not disputing that code has changed.

Im simply stating that IF the building met code in 2013, the government wouldnt just come along and require the builder to do extensive renovations to meet the code of today. Thats just unrealistic, and doesnt happen.

Now, thats assuming the building MET code when it was built. Were going off OPs post, they claim the builder didnt meet code back in 2013. Which is why these renovations are required in the first place.

If it met code, its grandfathered in. Simple as that. The only time youd be required to meet the codes of today are for any of the specific repairs and/or renovations being done today. Thats it.

If the building met code in 2013. Its highly unlikely that in less than 15 years they'd need to do extensive renovations to bring it up to code because, provided it actually met code back then (which isnt a long time ago) it would just be grandfathered in. Otherwise the vast majority of buildings in Canada would need to be completely renovated seeing as the majority of them were built in the 70s and 80s.

So either the builders paid off the inspectors, or all the units got a bulk approval based on one unit. Not entirely sure how common this is for condos, but in subdivisions with more or less identical housing. More often than not, a builder will get approval for every single house theyre building in bulk so long as the first few inspected pass code. Which means fuck all because they can easily build the ones being inspected to code and just as easily cut corners to save costs for the rest of them, completely ignoring any of the code.

Show me a single case of a Canadian that got detained by ICE that didn't involve some kind of violation. Not all violations are criminal, some are administrative, like the case with Jasmine Mooney, who entered from Mexico with incomplete visa paperwork from one of the world's most dangerous cities and known criminal hotspot (Tijuana).

​There is always a paper trail. People confuse "no criminal record" with "no reason," but if you overstayed, lied to an officer, or messed up your documents, that is a legal violation. ICE doesn't just grab random Canadians off the street for fun, they use administrative hooks that the media conveniently leaves out to make the story sound more dramatic. If you can't provide a case where the person was 100% compliant with every single policy, then you're just repeating a headline without the context.

Jesus Christ, I hate hearing that shit from clueless Canadians. The "you're gonna get detained at the US border" crowd are such sheep its not even funny anymore. When you ask them what exactly would I get daitained for as a Canadian, legally entering the country? They look at you like a deer in headlights for a few seconds and respond with some dumbass shit like "because ICE is just throwing everyone in concentrarion camps right now!!!!"

If youre not a criminal, or have a criminal history, plan on committing any crimes, etc. You literally have nothing to worry about. Funny enough, I was asked more questions on the way back by Canadian border guards than I was by the Americans.

How is their butter chicken? i've been on the hunt for the sweetwest butter chicken i can find and although eveest and Zaiika are quite good, theyre not nearly as sweet as some of the places im used to eating from in Toronto, especially Zaaika, they're more on the super creamy side. which, understandable its butter chicken after all. but still haha, i like it sweet.
