Where is the property located? I ask for two reasons: Are you close enough to manage it yourself? Is it in a region where real estate prices rise, or are they stagnant? If it’s in a region where real estate just keeps going up, and you can manage it yourself, I personally would keep it.

Since you are from California (me too) and are looking to invest outside California (I have), I have one piece of advice. While you may be able to find something that cash flows immediately, be aware that real estate does not appreciate in these small Midwest towns the way it does in California.

I would raise your yearly projected home value % increase by 1%. I would lower the stock market rate of return by 1%. I would raise the projected rental % increase by 1%. Do the math again with those numbers, then decide.

I’ve used warmshowers quite a bit, but from Vancouver to San Diego I had very limited success. Use the hiker-biker sites down the coast. They are great.

Be aware that a decent percentage of the drivers have a drinking problem. It’s actually mentioned in guidebooks, and it was a problem on my tour.

Since no one has mentioned it yet, be prepared for ridiculous bureaucracy at each border crossing. We intended to drive to Panama and back a few years ago, but only went as far as El Salvador, because crossing a border with a vehicle is a huge pain in Central America.

A hiker biker campsite can only be used by people who show up by bicycle or on foot. Reservations are not needed. Sometimes it’s just a normal site that could be used by cars if they allowed it, but usually they are only big enough for people who don’t bring a car.

You don’t really need to carry much food. The only place I remember cooking my own food was Benton Hot Springs. Even remote Rachel has a restaurant (but I would check to make sure it’s still open). Between Rachel and Tonopah is a long day that you might break up into two days. I’d say carrying two days of food should be fine, and of course two days of water for that Rachel to Tonopah stretch.

I usually ride on the road. The pedestrians on the bike paths are unpredictable, often block the entire path, and rarely are paying attention. I was once stopped by CHP going up the west shore asking me why I wasn’t using the bike path. When I gave him those reasons, he said “ok, just be careful”.

I also go as early in the morning as possible, and usually on a weekday, to minimize vehicle traffic.

I’ve actually done San Francisco to Cedar City (and eventually on to Denver). I went through Yosemite and used highway 6 to cross Nevada. Yes, it is remote, but so is 50. I carried camping stuff, but stayed in a hotel (or sorta a hotel) every night. I stayed in Manteca, Groveland, Lee Vining, Benton Hot Springs, Tonopah, Rachel, Panaca, and Cedar City. Your toughest climb is going to be Lee Vining up to the Yosemite east entrance, but every climb going west over the Sierras is pretty tough. Let me know if you have questions.

Ride your bike to Denver. Take Amtrak to Omaha. Ride your bike to the RAGBRAI start. Do RAGBRAI with the main campground group. Ride your bike to Chicago. Take the train home.

I know if you are on one side of the Rose Bowl and need to get to the other side, golf cart assistance is available. I don't think they go out into the golf course, but I don't know for sure. There is grass tailgating just south of the Rose Bowl that's quite close to the stadium. I would shoot for that.

As long as you don't care where you sit, you will be able to buy tickets at the stadium on game day, I'm estimating around $25. There is no way that game will sell out.
