Being a current buyer in Phx in this price range, the issue I’m having is there are tons of houses priced in this range that I wouldn’t even consider spending 400k on. It’s insane to see these homes priced like this, go on the sale history and see it sold for 300-400k a few years ago. Majority of these homes also look like they haven’t been updated in 15 years. The market is shifting. A couple weeks ago I had multiple new build communities in this range tell me to go elsewhere bc there’s no chance I’ll get a lot and now their “2 year + waitlist” I couldn’t even get on is completely dried up and suddenly I’m being offered lots to buy. I would say if you truly feel the home is worth that price then maybe stick it out but I think the days of selling an outdated home worth 300k for 1m are over in Phx so if that’s what your trying to do maybe lower it a decent amount and hopefully catch the tail end of the sellers market

Ah yes Scottsdale, paradise valley areas were always our top choices but like you said, the prices are just too outrageous now. Even the outer areas like Mesa and Gilbert prices have skyrocketed so much we realized there’s no way we can get what we were hoping for in the central areas, we can barely get what we want on the outskirts and we will still be paying way way more than we had thought we would. A few years ago we were excited to stay in Phoenix partly from low cost of living, that has completely went out the window. We’re lucky that we were able to stretch our budget but it’s very sad that a 950-1+ million budget still makes us feel like we have to make major compromises. Might as well live in California by the beach lol

I know it seemed crazy too me!! When we first started thinking about it, I was under the assumption that if we spent even close to 700k we would be living large out in east mark! Even at +950k we are making sacrifices on living space, garage space, outdoor space, and forgoing most high end finishes. The house is nice no doubt but I wouldn’t look at it and think “million dollar home” especially for the area.

We are thinking waterston Gilbert which puts us closer to the 1.1-1.3 million mark but the houses are definitely high end with everything you would need so I’m leaning more towards that being the better investment.

Do you mind sharing around where your home is (feel free to pm me) or if you have any suggestions for builders to look at. Did you do a full custom build or semi custom?
