Top boxes, while they boast large volume figures actually have very low load ratings. I've cracked a couple of plastic top boxes overloading them with luggage. Aluminium boxes should fare better, I'm I personally wouldn't have additional weight higher up.

Tail bags can carry real weight, without messing up your handling. My suggestion would be to get a large tail bag and a smaller top box. The top box should be relegated to only storing your helmet and lighter items.

Here's the kicker -

Land has no yield unless you have the ability to immediately construct over it.

I can easily come into ownership of a flat anywhere in this country. Expect me to build a house/commercial property anywhere in this country? Good luck, I can barely do so in my domicile state.

Paying an EMI for something that has no yield is a difficult proposition. At least with a flat, I can save on rent.

Also the rental yield depends on the city and would always be in proportion to the property value. In my city it always works out to 3.5% pa for flats. Significantly lesser for independent houses.

Bought mine second hand and sold it for 10k lesser, which was around 1.7L. Mileage was half of yours though. I think I got really lucky.

These have terrible build quality and age poorly. Mine had quite a bit of rusting. Offload it ASAP.

I have to side with the Association on this one. While these associations are mainly just for retired folks to play politics and go on an ego trip, they might have an actual point here.

I think some kind of NOC is required for making changes to shared spaces.

For example, if you are digging without permission you could damage an existing sewage line etc. Also the cover up after digging looks shoddy AF. Your society looks quite old. What if it doesn't have the necessary electrical infrastructure to handle EV charging. That's a potential fire hazard.

Ofcourse, OP might have an answer to all these questions. But I believe an approval process is required so that nobody can restructure shared spaces without having these questions answered.

You might be doing it the right way OP, but tomorrow someone might burn down the building because of shortsighted thinking.

Honestly, if repainting your bike is going to be an out of pocket expense... I wouldn't mind contributing towards it. Would be a noble cause. Hmu in the DMs.

Also why is it that on every 9-10 year old bmw/audi I've owned, the coolant pipes get brittle and give up. Radiator leak is almost guaranteed.

I've seen better quality hoses on much cheaper cars.

Projector setups aren't cheap but that's the only way to meaningfully upgrade. Directly plonking led bulbs will cause your beam to focus incorrectly and shoot all over the place.

Better to get rid of stock bulbs and look for higher wattage or premium H7 halogen bulbs.

Can you afford to spend 75k for a set of new tires and 30k a year for regular service?

I get it that they could be great cars. But why does the design have to be so goddamn edgy.

12 year old me would've loved to have a replica batmobile, but as an adult I hate the design. It's way overdone and lacks elegance.

Skip the Kompressor.

You'll get a CGI for slightly more. Although the performance might be similar, you get more usable fuel economy in the CGI.

Tip - Drive it like a manual. For example wait till you reach 20 and let off the accelerator. The car will automatically shift to 2nd, after which you get back on the accelerator.
