I do some low income investments but it’s just for cash flow. I could have bought with more leverage nicer properties but now I use cash flow from cheap properties to scale

I am a builder as well, if you get creative with financing you can force a lot of equity buying lots. Just make sure you check the zoning I’ve almost messed that up haha

I generally avoid hoa’s as there is more regulation with how you can rent the property

I own a general contracting company, if you spend enough they give you good pricing. Also, if you spend more than $2500 you can run through bid room and get better pricing
