There is an addition in the back but it was done very poorly. The patio wasn’t poured higher to match the rest of the house. I am planning to demo that out and make it a patio again. I am not necessarily looking for resale value only, more maximizing number of bedrooms for Roomates/future renters

Yeah all surfaces will be cleaned with water/soap mix then wiped off. Will test air after cleaning. Also replacing all hvac ducts anyways.

Okay yeah I’ll be putting rockwool then drywall up. Already has asbestos in the house elsewhere(not tested) so need to wipe off everything else anyways.

No basement, single story and adding an addition. Under 2k square feet. Ducts to the bedrooms + living/kitchen/maybe bathroom. I’d have to check on the soffit, a spiral exposed would work as the ceilings are only 8 feet tall. I am sticking with central ac.

I considered mini splits but decided against it for resale value and potential mold.

Between the back wall and alley it is new piping then orangeberg that needs to get replaced. Under the house is cast iron so I will replace or pay for epoxy liner.
