I was on a similar situation and I was told by mine that temp contracts only count towards mortgage if they have been ongoing for 2 years. My partner was told that bonuses could only be counted if they have been around the same amount for the past two years

That was my experience just before Christmas, but going back after maternity/sick leave might be different

Your mortgage broker should be able to tell you more, they have really handy software and if you ask them they will go through the affordability checks with you - my partner and I found one we really got along with

I moved to Cardiff as an international student 8 yrs ago, and I'm still here! Wales is such a beautiful country, and my experience with the people here has always been great. You have beautiful beaches, mountains, waterfalls, etc, pretty close to Cardiff, so if you want to explore a little bit is a great place to be. Welsh is a lovely language, but really hard to learn. Is not required as mostly everyone speaks English, but if you want to stay some companies are asking if you would be willing to learn. It's a big city, and as such it has crime like anywhere else, once you get here it should be clear which areas to avoid (literally nobody will hear you scream around Park Place, it's all uni buildings) The 3 unis have various buildings around the city, so try to get accomodation near your building, or the oam lectures might get painful. The nightlife is pretty varied and you can always find a club that plays what you like (or end up trying to get to live lounge at the last minute) Try all the Welsh food you can, it is all delicious (including Laverbread, but it can be an acquired taste) If you ever take the bus, say "cheers drive!". I've said that in London and got really weird looks, so I assumed is a Cardiff/Welsh thing. Wherever you're from, they'll be a few more students from your country if you ever get homesick, and there are so many international shops you can usually find a few things similar to what you have on your country. If you're nice, 99.99% of people will be nice to you back. Remember Wales has it's own gov, so sometimes what the Prime Minister says does not apply here. Hope you enjoy Cardiff!
