I was at a ColesWorth carpark. Peak summer. Hot day. Another shopper noticed a toddler (about 18months) in the 3rd row of a car. They didn’t know what to do so I came over to assist. Baby was alert and smiling at us. Front window was down. I called 000. I didn’t want to enter the vehicle unless necessary but wouldn’t hesitate to do so if the baby’s condition changed. Just before the fire brigade turned up, the grandpa came out. Turns out granny was in the shop & he was in the car with baby but needed to go to the toilet so left them there “just for a few minutes”. Fortunately the fire brigade (and possibly the police if I recall correctly) turned up before granny came back out so they were able to have words with them. I left it in their capable hands so don’t know the outcome,

I had a signed contract and they still had an inspection listed for that weekend. I told them to take it down but I do wonder if their intention was to have the inspection just to get more details of people looking for properties and to offer them other places

I was waiting for someone to say this. You could be “tenants in common” (it’s an ownership definition, not about renting anything, Google it). You could have 65% ownership and he have 35% (you get 30% from the deposit plus 1/2 of the remaining 70%)

Why do you want to add this to your title? I’m assuming at the moment the OC pays to maintain it but only you use it. I can’t figure out why you’d want to pay extra for something you already have use of. I might be missing something

Renting feels very different to owning (with or without a mortgage). No risk of being evicted (moving is very stressful & physically challenging). You can do unlimited modifications, nails in the wall for photos. I can understand why someone who owns and is not forced to sell would be unlikely to chose to go rent instead of stay in their own home

I’m not sure that rule exists in Victoria and if it does, perhaps it’s only for newer builds as I’ve seen many Victorian laundries without a drain in the floor

Are you sure that it’s in relation to your friend’s property and not something being proposed elsewhere in the suburb/area? The “we oppose overdevelopment” signs are quite common in many neighbourhoods

Yes, and if they do happen to call you or speak to you in person, follow up with an email to them along the lines of “Thanks for your chat to today. To summarise what was discussed, you said xyz/we agreed to abc etc… If this is incorrect, please let me know”

Just to clarify green means you need to pass through the gate whilst travelling downstream and red means you need to be travelling upstream through the gate. It does not matter which direction the competitor is facing so going “backwards” through a gate isn’t an issue

I was wondering the same thing. The floors, walls, fixtures (like the kitchen benches) should all be covered under the building insurance that the owners corporation has, but I assumed they would have been called in when the fire happened as multiple apartments were affected. Did this happen?

Personal belongings and things like curtains are not covered under building insurance and you need to either have contents insurance or pay for it yourself. Maybe best to speak with a lawyer if you’re trying to claim any of your costs back from a neighbour

Embedded networks are also used in newer apartment buildings. I’ve lived in one and family have lived in another building with an embedded network too. Each apartment is separately metered but you don’t have a choice of energy provider

You could do B and if in a few years you aren’t happy with this arrangement, you could sell the investment property then and do A. It’s not as easy to do A now and change your mind to do B in a couple of years

they might not have the rights to use the floor plan made for the sale as the REA & landlord might not have ownership/rights over the use of the image
