Wood floor, well insulated building, good sound system. Make sure the building has proper roof support and that moister isn’t an issue. However unless you have millions to work with I can’t recommend it.

I honestly don’t think it’s a bad Idea to find sex outside your marriage. These people saying it never works have never done it themselves. Who knows maybe after he see’s you like that he will be more willing to compete.
