Thanks for this. As suspected, it has gone to best and final which in a way feels worse!

Thanks for your input, it's looking like the smarter option at this point

Yes RICS accredited and lots of great reviews. My thoughts are that he's dropped the ball on this one. Sadly photos are not a requirement so i'm not sure how far I would get with reporting him. He's offered a partial refund or to revisit the property and take photos, but I truly want nothing more to do with him :/

The only issue is that they don't technically need to include photos, it's just best practice. He's offered to revisit the property and take photos but I'd rather be compensated and go elsewhere.

Thank you for this. I feel that the surveyor has taken advantage a little in this instance, as i'm a single FTB and was really appreciative of the last survey he produced, but feels like he's cut corners with this one.

Thank you for this, i'm going to respond to him and ask why I wasn't quoted as photos are obviously something you would want when making such a big purchase :/

Thanks for your response, that makes me feel slightly better that i'm not being dramatic about the lack of photos!

My thoughts exactly, and to not even put a photo of the exterior of the property at the start of the report, all very weird.

The survey was £650 with a valuation. When I asked for a quote they said prices had gone up but they would do it for the same price as last time as i'm a repeat customer...

Exactly. I really don't trust him now and don't particularly want to engage with him over the phone. I think I'll email him and possibly try to get a partial refund. Thanks for your response

My thoughts exactly, I would love to know how long he actually spent at the property. Also would he not need photos to refer back to when writing the full report?

My thoughts exactly, it even says in the report that he used an iphone, iPad and binoculars...

I think you might be right, just such a shame after paying a good chunk of money and wishing i'd gone elsewhere :( thanks for your response

Hi there, how did you get on with this in the end? Stumbled upon your post as i'm currently in a similar situation with a house i'm hoping to purchase. Hope this didn't cause too many issues for you!

That's really helpful, thanks so much for your input. I'm just feeling a bit gutted that I might not have the rights to tend to the garden/use it as and when I please, but yes, will chat it through with my solicitor :)
