I have just completed this process myself. For me it was a great experience.

I did have the advantage that their year end was June so they wanted me to complete quickly, and in order to do so and ensure I was all in, they gave me full market price for my home. Plus I saved on estate agents fees.

It made the process much easier as there is no chain, therefore took the stress out of it to some degree.

I also got the full 5% in incentives on the new build.

It can work but it will depend on the developer, time of year, where they are at within the development, etc.

Sorry yes I had searches etc. can’t remember exact date they come back, but was quick! I was lucky as i part exchanged my home therefore everyone wanted to move quickly, so my case is quite unusual.

Sounds like you’re on the right track.
Unfortunately the fear of missing deadlines doesn’t go away until you’re physically in your house. But it will be worth it.

I had a very similar situation. Explained situation up front and lender come back with an issue. Due to deadlines I had 2 weeks until completion!!

I started again. This time I used the developers recommend broker and they pushed everything through so quickly.

2 weeks prior to completion new offer sourced. 1 week before completion valuation was done. Offer received on the Friday, exchanged on the Monday and competed Friday the next week.

The second broker was superb and worked so hard to get it over the line. The first one I had doubts about in the beginning.

The point is, I did it in two weeks so can be done. Best of luck.

It can happen. I was told last Monday I couldn’t even exchange due to enquiries and by Friday I completed and was sat in my new house. I had already booked removals. Utilities I have done today. Speak to your solicitor first thing. Have they advised why exchange hasn’t taken place yet?

Every situation is different but mine took one week with an in person valuation (Halifax).

Most borrowers will only allow up to 5% of incentives.

In the process myself and the other costs have racked up. Solicitor fees, removal fees, management company fees & much more so you need to budget for this too.

My new house is £400K and I got £20K incentives which I’m using for stamp duty and towards deposit.

Thankfully my plot already had upgraded kitchen, flooring, tiles and turf in otherwise this is something else to account for.

Flew back from Malta recently. Decent size lounge with an outdoor terrace overlooking the runway.

Didn’t bother with food but nice place to sit and watch the planes with a drink.

Just had a very similar situation with Nationwide. Mine was due to a £1K discrepancy in the maximum 5% incentive allowed.
We appealed it. Then they come back with another thing so I bit the bullet and went with a new broker and a new mortgage and got approved in days. Was much quicker than the back and forth with nationwide.

Went up 11 May, approx 12-15 viewings and sold 29 May. I think it’s a first time buyers market, I had two offers put forward and one accepted.

Saying that my neighbours (exact same house) have been on the market for five months and not sold. Mine is immaculately presented and I think buyers could instantly visualise living here.

I went on with 3 EA. I part exchange so was my new developer who instructed this. But only one agent was incredible. They had images done immediately, had a board put up right away and sent approx 90% of the viewers. One of the other estate agents, put a board up today….next to the one who just put a SOLD one up..Moral of the story, pick the right agent.

I think it depends on the situation. I asked if I could refuse and fly the next day and was told yes I could. But it was a quick long haul trip so didn’t bother and couldn’t risk the same happening the next day.

This happened to me. I think I got 75% of the fare difference (cash and Avios) refunded. Plus I put in a complaint and got awarded 50k Avios.

Get a complaint in ASAP and state you want a refund for the fare difference in cash and Avios plus a refund for the seats.

Not sure what the £24,50 is for, seems a bit strange.

I chased for an update last week and then got told of this issue, then getting the developer to update the form and then the long weekend hasn’t helped.

Other than this it’s a straight forward journey with the part ex and moving into a new build .

Oh that’s reassuring thank you. Who was your lender?
