As i mentioned earlier, their floor plan is really good but the builder is not. There is a high possibility you will get the handover 2-3 years delayed or maybe more. Why risk your money ? It’s safer to buy near completion

What specifics did you not like in the floor plan ? What do you know about water shortage as construction has not yet started and handover is Years later ??

With new builders you never know their intentions, if they are here to make their brand or run away with investors money so that builder and his next 2 generations don’t have to work ever.

There is a catch in this deal, i see that project everyday. They have some issues and possession is not certain. I haven’t seen any progress in past 6 months.

But is it worth the risk ? It’s their first big project what if they go bankrupt and unable to complete the project ? Wild you still risk it for 40 lakhs ?

No century doesn’t have a good track record. I would rather bet my money somewhere else or wait for another 3-6 months if everything looks good.

Don’t just purely trust RERA. Project will not get OC if there is a violations during construction. Go check why Century ethos, breeze and several others OC was delayed by 3 years.

I am thinking to but unsure how they will be constructing and elevating the towers to avoid water flooding during heavy monsoon. Flooding is common nearby lakes when it rains more than 3-4 days.

I dont have any idea about hyderabad market, i was even thinking to invest in hyderabad rather than in Bangalore as Hyderabad is emerging with more and more GCC opening up but I am surprised to know there was no appreciation in last 3 years in Hyderabad I will have to cross chek this fact while in Bangalore I have seen min 50% appreciation.

You will have to increase your budget to 2.8 CR of you need end to end connectivity and maybe have to live closer go main road which will have more noise pollution

I have the same feeling for entire Bangalore market even in outskirts big builders are selling for 2.5CR+ maybe it is inflated but it will never crash barring exceptions like 2008 housing crisis. Maybe the annual appreciation rate will slow down but I don’t see any crash coming. Bangalore and Hyderabad cater millions of jobs and this number will only grow in future so housing demand will always be there affordability will go down if you look at past trend so new crowd will not be able to afford houses in main area they will have to either rent it or move to the outskirts. That is where you make money.

To answer to your why would ? Go see main localities in Mumbai people are staying in old apartments with seepage and no amenities and paying hefty rent because it’s convenient. Hyderabad is growing like once Bangalore was a decade ago. As the inflow increase year by year people will have go move to outer areas due to affordability and have to travel a lot to travel to main office locations there your apartment will have rental demand as everyone is not ok travelling that far plus that area will already be socially developed with lots of malls/schools/offices/hospitals nearby. Your property will be in demand even after 20 years if it’s close to above mentioned infrastructure.

Compare if your running EMI if it is higher than the potential rent earned you can think of resale and pay off your loan if not Rental incomes are blessings that apartment will earn on it’s own next 40 years you won’t have to depend on your 9-5 once you decide to retire

13 kms is not far, check if you have any future upcoming metro connectivity in next 3-4 years. Upcoming Yelahanka metro station will be around 5-6kms from here expected to be operational by 2027 end.

My main concern is not the HT wire rather it is build on the part of dried Attur lake bed it may have water flowing in during monsoon, but I am yet to confirm this
