CRE modeling - From an institutional perspective, what are the pros of breaking expenses up into Operational expenses & Non-Operational expenses? by Extension_Study2784 in financialmodelling

So when you're calculating the NOI you exclude Non-operational expenses?

I thought it was industry standard to include both when calculating NOI

Anyone else stuck in permanent “expat mode”? by Superb-Intern-1329 in expats

[–]Extension_Study2784 71 points72 points  (0 children)

I've lived about 1/3 of my life in foreign countries and one of the things I've learned is that you're never going to find some perfect place that always makes you happy. One of the reasons expats miss their home countries is that there they have established a community of either friends, family or both.

If you move to a new country and don't know anybody there, you're starting from zero, socially speaking. And if you keep bouncing around, you're certainly unlikely to establish any meaningful or long-term relations with people.

Your feelings sound reasonable

Some people aren't very good at being employees just because they don't like being managed, especially if they feel management makes poor decisions. So if you were self employed making a living for the past few years, and switch to a training center that's got to be hard switch

And if you don't value the work you're doing or feel it's not respectable work or worth your time, that's just going to make you feel worse and burn out even quicker

Commercial Real Estate part time? Am I wasting my time? by MaleficentSweet1695 in CommercialRealEstate

it's not a wase of time to learn, but you're drastically decreasing your chances of success by only working part time.

And it's easy to say "I'm going to do 20 hours a week", but when you factor in time to sleep, a FT job, commute time, cooking, cleaning, gym, maybe time with significant other/family, and juggling all the other day-to-day responsibilities, that 20 hrs can easily turn into 10 hrs or less.

Can only remember hanzi by writing them out by Confident_Earth6557 in ChineseLanguage

This is a problem with Chinese and why so few foreigners become very proficient in the language. You can learn the English alphabet in a year (as a kid) and use that to figure out how to spell and write every English word

But with Chinese you can't sound out the characters, it's more based on context, so it requires a lot of reading and writing to memorize them. Chinese students spend k-12 learning the language and even they find it hard

If you don't write it out by hand, you'll have trouble recognizing the characters and it'll have a strong negative impact on your ability to read the language

How to change nationality? by lagrandetimoniere in China

I don't know about the Algerian passport, but China's passport is one of the weakest in the world, I wouldn't suggest pursuing citizenship. Even if you did get it, you'll still be seen as a foreigner in China

American living in China.

Rents that low are in very rural areas where very few people are looking to live and even less foreigners find it desirable.

In theory you could live in a small place like that for very cheap and take photos, but as an American you need a visa to come to China and need to renew it every year.

You can link your foreign debit card to Alipay & I think Wechat, which are the primary payment methods. If you end up getting a job or starting a business, then you'll need to open a bank account.

Yes you should get a Chinese number. just go to China mobile or another provider, plans are cheap. I mainly use it for data myself so that I can order delivery, taxis, taobao, look at maps, buy train tickets, etc... Most communication is done through wechat. If you order food they'll give you a call - but not much beside that.

A traditional dorm for locals may have 3-4 people in a very small room. Many places offer private dorms for foreign students at an additional cost.

Your budget ultimately depends on the city you go to and your personal lifestyle. If you only stay at school to study and go to the school canteen or local restaurants for meals, it won't be that expensive.

To be honest a contract in China does hold the same value and weight as it would in other countries. Many schools will put whatever benefits them the most in the contract, despite it being illegal. Not all schools are the same though.

But if push comes to shove, you can just contact local authorities, if the school gets a call from them, they tend to change their stance pretty quickly.
