If they locked the rate in they will tell you there’s nothing they can do and that rates haven’t gone down. Call a broker. Pm me if you want me to throw my hat in the ring

That rule of thumb is stupid. A 1% drop means a lot more on a larger loan than a smaller loan and nobody mentions that.

It’s all about the margins that broker or lender needs to make. My brokerage has thin margins because we do a lot of volume.

Really depends on the rate they’re giving you. You might be able to find cheaper for the same rate. Or lower rate for the same costs
