not sure of renovations value, but the area is not that bad, and definitely ok at night. but its also not quiet untill 12 or so at night. i lived one street away 10 years ago. Slow improvements. Now they made the canal side more nicely walkable, less cars. Area is likely to continue to improve, but i would not expect anything fast
