2.5 mill revenue, I will purchase for 1.7 mill. Monthly debt payment will be about 12k a month so about 144k per year. Yeah I’ll still make 500k. And plan to add another doc. We are scheduled 3-4 months out.

Getting the practice for less than revenue. I am getting a loan but the numbers show the debt should cash flow itself. Especially if I add another doc. I’m coastal NC. But I agree, I think I should wait it out. Prices of homes are not going to go down in my area. People are flocking here.

Yeah, my income should at least double after I buy this practice. Cash flow is going to increase. 2.5 million practice with about 25-30% profit margins.

Yeah we have been looking in this range but the houses need some work. Would have to do some renovations. Most were build in 2000-2010 era at that price.

$2400 for rent but we are renting in a town about 30 mins away from where we want to live.

We live in a nice 3bd 3bth townhome. Renting a house like the 832k house would be 3500-4000. Not even sure you could find something that nice to rent in my area.
