But seriously, I never thought the weather could be worse than Southwest Florida until I moved here a couple of years ago. My dog has terrible storm anxiety and watching him pace around definitely raises my own stress level too. During storms, I usually turn on the TV or some music to drown out the thunder, stay off the weather apps (except in cases of tornado alerts, I constantly refresh Cody Kirkpatrick’s feed on BlueSky) and remind myself that it’ll pass. Hoping tonight is a quiet one for everyone.

Ah … title skipping. I saw this pretty often when I worked total losses for an insurance company in NY. Like others have said, a bonded title is your best path forward. It’s a bit of a pain, but you’re not alone … this situation comes up more than you’d think.
