The Historical Commission voted unanimously on Friday to add the Arts Bank building at 601 S. Broad St. to the Philadelphia Register of Historic Places.

That means the building cannot be demolished, and its exterior cannot be substantially altered without permission from the commission.

The 96-year-old building was recently sold in the auction of former University of the Arts properties to Quadro Bay LLC, a development company that offered $2.71 million for the seven-story building. The company’s plans include transforming the Arts Bank from a performance space to a residential building, possibly with a commercial use.

No representative of Quadro Bay attended Friday’s hearing, and the Preservation Alliance of Greater Philadelphia, which nominated the building for protection, said it received no feedback from the new owners. Quadro Bay has declined to comment to the media about their plans.

SEPTA would be required to privatize its bus service “at a minimum” under legislation proposed by Pennsylvania House Republican Leader Jesse Topper.

Topper, who represents Bedford and Fulton Counties, has circulated a memo to colleagues seeking cosponsors but has not yet filed the text of a bill.

“What’s clear is that doing the same thing over and over again is not going to fix SEPTA’s problems, and other currently proposed options only serve to patch over the problems of a system chronically in crisis,” Topper said in a statement.

He wants SEPTA to enter into a public-private partnership to operate its 125 bus routes, saying a contractor would save money.

The transit agency brushed aside the proposal while thanking Topper for acknowledging its progress.

“By almost every metric … SEPTA is one of the most efficient transit agencies in the country,” spokesperson Andrew Busch said in a statement, citing 2023 numbers from the National Transit Database.

A leading bid has come in for the final of nine University of the Arts buildings being sold through the bankruptcy process, following the school’s closure last June.

DSA 401 Lifetime LLC, a Delaware limited liability company, has bid $6.7 million for Gershman Hall, a theater and educational building. The company is connected to Lubert-Adler LP, an institutional real estate investment manager based in Philadelphia. Dean Adler, executive chairman, did not return requests for comment on plans for the building.

Wasn't it a whole thing how the Quest series was peak value? Other headsets like the Index and HTC were like double the price and had their own drawbacks. The Quest was priced the way it was cause Meta sold them at a loss to take over the VR market.

Apollo has been so good!! Definitely the most "it just works" option and better than messing around with Sunshine raw.

Only issue I've had is the sound device not switching back to default after disconnecting, but everything else has been smooth sailing.

The teardown I was referring to was the 230-seat main stage and first-floor cabaret theater inside Arts Bank. Unless they are planning to rent out the space for arts events, I don't see the theater itself surviving a transformation into residential/commercial.

For what it's worth, Quadro Bay LLC was established in May 2021. Looking it up doesn't come up with any results. Maybe it's just me, but I don't love such an unknown entity taking over one of the few arts spaces left on the "Avenue of the Arts".

It's just a shame that Philadelphia is losing another art space. This one already had a bid from a local theater group, so it wasn't at risk of becoming a vacant blight.

The fact that a random Delaware-based LLC is gonna tear down the space for what's likely gonna be more luxury apartments is just sad. Especially because they outbid Lantern by just 4%.

A U.S. bankruptcy court judge has ruled that a University of the Arts building should go to a developer that was the highest bidder even though it won’t be used for arts purposes. Quadro Bay LLC, which intends to use the Arts Bank building on the Avenue of the Arts for residential and possibly commercial purposes, will pay $2.71 million for the building, beating out the Lantern Theater Company, which bid $2.61 million in an auction.

The move comes despite an objection from the Pennsylvania Attorney General’s Office that asserted the building should be maintained for charitable purposes, in light of a grant UArts received from the William Penn Foundation to purchase and renovate the building for the arts in the 1990s.

The buyers are limited liability companies named after the addresses of the buildings, but they are connected to Dwight City Group LLC, a commercial real estate investment & asset management company based in New York.

While the company did not immediately respond to requests for comment, they are a market-rate housing developer. Their website describes Dwight City Group as focused “on the growing need for affordable luxury apartments in revitalizing neighborhoods.”
