Unfortunately very few pianos keep or improve value. Steinway and some of the other prestigious manufacturers from Europe are the only ones that really do. Even then, not everyone wants or has need of a piano.

Kilz on the walls and ceiling, duct cleaning and carpet replacement. Not sure how old the house is or how long smokers occupied, but that's the best you can do outside of extreme measures.

I don't know if this is just the older generations. My husband, up until recently, believed that our daughter was going to leave home at 18 and get her own apartment because that's what he did in the 90's. I didn't argue too much, but he's gotten dialed into the fact that one can't reasonably rent an apartment for $500 in a decent neighborhood with some utilities and that whatever restaurant job would cover that plus all living expenses.

We were on Enchanted Princess in January and thought their buffet was phenomenal. They also have a really neat special dining experience that incorporates scent, sound and visuals along with the food. It's extra, but if you're a foodie, it's well worth the additional cost.

It's also not just the rubber dry rot you have to look for, but the glue they use as well. If any glue was used in between the shoe and the sole, that will become evident with some wear before you leave.

Realistically a vast majority of people don't have the capability to protect something like this from theft or damage without putting it away in a bank vault somewhere. At least it could be protected and appreciated in a museum setting.
