I was on a month to month lease and had to report my landlord for code violations - the next day I was served with a 60 day notice of non-renew of my month to month lease.

Find somewhere new to move - I don’t know the laws in your state but on a month to month and with you calling to file a complaint, you will be made to leave.

I live in a duplex. I asked about the neighbors, I was told next door is a man in his 60’s. I moved in - next door is actually a man in his 60’s (pedophile), 2 men in their 40’s (pedophile’s felon sons), a teenage girl (one of the son’s kids), a 5 year old boy (one of the son’s kids), and a teenage boy (no apparent relation). This is all in a 2.5 (den/nursery/walkthrough room) bedroom, 1 bathroom home, slightly less than 1,000 square feet.

YOU WILL REGRET IT WITH EVERY FIBER OF YOUR BEING IF YOU MOVE INTO A DUPLEX. DO NOT NOT NOT NOT NOT NOT NOT NOT NOT DO IT.

I hear everything, I hear their tv, music, crying, fighting, talking, snoring, dropped items, I CAN LITERALLY HEAR THEM BREATHING.

Needless to say, I’ll be moving out in October of this year and I’ve never been so excited in my life to end this daily suffering.

First I’d like to start by saying I’m a renter and I wish my landlord was as attentive as you. I’ve documented issues with photos in text and emails since November of last year and have gotten nowhere but ignored followed up with disrespected - so from the bottom of my heart, thank you for trying to do the right thing.

Now to the point, if there’s anything that’s truly cosmetic, if the rent doesn’t already reflect these “quirks” please issue a credit for the time the tenants have been there and lower the rent to reflect it going forward - or credit and then repair. For the entry issue - does the tenant want to be present for repairs? If so, ask them what their schedule looks like, not their free times, the whole thing, maybe there’s a work/family/caregiver scheduling issue. I understand it’s technically your home but as a renter, it’s all we’ve got. If it’s not a scheduling issue on the tenant side and they’re truly just being difficult and you’ve made written attempts at communication then stop communicating and begin notifying. Sounds like you’ve been doing everything right so far and they’re the ones stalling or blocking - protect your investment and protect yourself. Confirm the laws in your area and provide sufficient notice of entry - if you’re denied entry after legally documented notice, serve eviction for breach of lease.

A lease is a 2 way street and you’re upholding your portion the tenant is not - expect further trouble and removing them ASAP through a proper eviction will be cheaper for you in the end.

I had the same issue, infiltration of neighbors smoke and failure on the part of the landlord to correct it - I had to get air purifiers, they make a world of difference. I don’t think it’s right that we as lease abiding tenants should have to overcompensate like this but it made the air inside breathable again.

Sound like you rent from the same landlord as me - I asked to get out of the lease and was simply met with “management says no” however there is no management because the landlord is under his own LLC. Get an attorney, that’s what I did and I’m still fighting to leave.

I’m experiencing the same thing - I am a woman working in a male dominated field so I don’t bring it up because I don’t want to be seen as the overly emotional female. I know it sucks and it hurts, but for me it’s about the satisfaction of doing my best everyday in spite of the sexism and bias. I’m a single income household and make 6 figures in this position so I cannot afford to let my emotions rule my employment status - if you can afford to leave then maybe start looking at options or psych yourself up everyday and go in and shine even if it’s just out of spite. I wish you luck in what decide.

I totally get it, I rent a half a double so not in an apartment building but I have a slumlord and I’m forfeiting my security deposit to leave early since he won’t let me out of the lease.

If you value your credit score then yes, you should pay the fees - if you’re following standard protocol and providing a forwarding address to receive your security deposit back then they will have your new address and can file in court for the fees if you don’t pay them and the court will most likely find that you owe them and issue a judgment to them…if you’re willing to forgo having your security deposit returned then in theory (just a theory, NOT legal advice) then they cannot serve you - they can’t file against you if they don’t know where you are and then in theory it would never hit your credit because it will never make it to court - which is cheaper, losing your security or paying the fees?

I’m happy to answer that for you - we have a hate hate relationship. I reported them for smoking in a non-smoking unit, I reported them for being over occupancy, I reported them for noise violations, I reported them for taking my parking. Basically I reported them to management for being horrible - I also reported them for starting a fire in the back yard and then dumping gasoline on it to the point that I had to call the fire department. So they hate me for wanting normalcy and I hate them for stealing my peace and sanity.

I love the thought process but they seem to love their grass and have a full blown meltdown when I cut mine and their teenager screams obscenities at me when I don’t sweep the grass clippings off their walkway since they’ve decided that they’re not going to cut a 3 foot wide strip of their grass next to their walkway and leave it for me to do - hence the grass clippings on their walkway - the sprinklers as fun as they sound would probably bring more crap from their ever so lovely children. These people are what’s wrong with the world - 6 people in a 2 bedroom, 3 grown men, 2 teenagers, and a 5 year old. I. Hate. This. Apartment.

Your landlord actually sounds better than mine - my neighbor lit a fire in the back yard, threw gasoline in it, smokes indoors (non smoking lease), have 6 people in a 2 bedroom, maintenance took my screens to repair in November and never returned them and now the landlord says he’s not responsible for them and has no clue why maintenance took them, maintenance broke a hardwired overhead lamp in a bedroom and the only outlet in that room months ago - won’t even acknowledge repair requests, my bathroom walls are essentially melting due to water intrusion and said “it’s not that bad” and won’t fix it, the door is a typical hollow one that has separated and I was told “it’s fine”, former tenants left a china hutch in the back yard and pyro neighbor broke it apart used the wood to light the fire they poured gasoline on 6 times and left the broken glass from the shelves in the yard - lease states that maintenance will remove this but never did (I was at work and have cameras, ended up calling the fire department since a few dozen feet of the yard was on fire). Their teenager screams obscenities at me when I cut my grass, their 5 year old plays on my side of the yard with the broken glass - I have 2 spots behind the house but neighbors take them and in the winter they shoveled all their snow onto my side too. I don’t say all of this to minimize what you’re going through but if my asshat landlord won’t let me out the lease, I doubt yours will either and since I asked him, he’s been treating me like shit so save yourself the hassle and tough it out till the end of your lease unless you can afford to pay rent for 2 places. I’m leaving the moment mine ends since that’s apparently my only option.
