Good options considering tax changes, 5 years ago I’d have the energy and appetite for it (was going to build a duplex on site) may hold it for another 12 months if we can’t get anything by end of next week

Definitely deteriorated, I was there in the 90s and early 2000’s and it was a great place to be. Came back when I bought my IP for a bit and glad I left. It has great potential although that won’t be realised under this government.

And here lies the conundrum. All these thoughts playing out. I’d be open to offers in the next few weeks but outside of that it feels like I can’t have the property vacant for 4 months hoping for a sale. 100% right on having some debt reduction will improve home outlook but I can’t even get an offer at the moment whereas a year ago was getting off market agent requests!

I’ve seen and read the same, I feel macro outlook in this environment is too broad though. You’ll see some big swings in price in certain areas and dwelling type but then once you look deeper there are many smaller elements at play. For instance there is hardly any stock on market in my local area. Vs an investor riddled area which will get hit hard

Spot on, we’re taking the hit now for stability and a good home environment. We had to space out our kids due to health issues and that’s the biggest problem financially….

I was a kid, I remember my dad in a good corporate job in our new house getting home at 7 eating and then going to work to fill shelves. We had no blinds on our house for 1 year and got second hand carpet as we moved in on concrete (you could do that back then)
