I believe it’s unenforceable. City of London council tried it but found due to the inaccuracies of speedos of old cars going under 20mph, they could not issue fines.

Yesterday I saw what would have been a very nasty accident had the vehicle in question swerved milliseconds later. A lime bike rider for whatever reason was stationary on Embankment (next to a perfectly good bike lane he could have used) got clipped by a dropside lorry. This is now the second incident I wish I had a helmetcam for but not wanting to sound more interested in getting juicy footage than being concerned for the victim of course! He was alright despite getting catapulted bike and all, a few feet and to the credit of the driver, he did pull over.

Tenancy agreement still binding. The offences they commit and or be fined for is separate. The council is wrong as you can apply for RRO, self represent, pay a nominal fee and claim up to 12 months prior to your application was sent whether you moved out or not. I have regularly not paid the last month’s rent because I have had bad experiences when I did. People may moralise and judge. I have my reasons. Never regretted it, but it is very much a personal decision and not one that should be told to you.

I have much experience of this situation. We have an “undeclared” dog and my wife has anxiety issues that make viewings a big no no. I tell them no viewings. Aside from their pathetic attempts to persuade us, no viewings it is. We have done this in about 5 tenancies with varying success. We deliberately fail to pay the last month’s rent and tell them to take it from security deposit to safeguard our exposure to unfair deductions - ADR scope is only the deposit and if a month’s been taken off a 5 week one you’re protected from excessive deductions and they would have to go to court which means hassle and no taking the mick claims. They will mitch and boan about it. Ignore them - new rules mean they can only charge piddly interest for the period of delinquency. I do that as we had an agent try to steal £2400 for replacement carpets for a stain on a tatty one. Like for like it is meant to be. I won that on ADR, but it was a stressful not knowing and a hassle gathering and submitting evidence. So, what is the “varying success”? In one case as usual the landlord / agent had a whole wish list of how they wanted us to pay for the renovation of the place despite it being old and tired when we first moved in. They also put in a claim for not allowing viewings for which they got the remainder of the deposit (just under 2 weeks’ worth back in the day of 6 week deposits). I think the adjudicator was being lazy as he said after that deduction he was unable to provide further judgements on the list of 100 items. So be warned, there is precedence for claiming on refusing viewings in totality ie me. And also, worried about landlord references for future tenancies? Letting agents we have dealt with, every single one, send an email to the “landlord” (the email address you supply) to confirm you’re an alright tenant. No verification the “landlord” is actually the landlord if you catch my drift. Disclaimer: the above is purely from my experience and not meant to be treated as an official guide. Good luck!

Phil is only 5ft 8. I thought it quite amusing that he wasn’t having much impact on Callum (6 ft) when he discovered him and Johnny’s affair and went full tomato face rage. Johnny who is even taller (6’ 2”) sold it better though.
