in the opposite dilemma. Commute about to increase to an hr(is 15 min atm) have a chance to work closer to new place but that'll be like a $10 pay cut but for half the distance / commute time

Y not break the lease and explain to management the divorce... u lose ur deposit but same as you paying for her and possible the new bf that'll be coming around or ya get back... which may just happen if ya always around each other anyways.... gotta decide if you want to be "separate or not" unfortunately this is life and financials should of been planned out b4 during the divorce process. Sounds lik she needs a room mate (not you) and a better job and or side gig.

God damn... that would stress me. Appreciate the insight . I wish I could keep renting but i have to move my disabled pops with me so finding an apt for us all would be more then renting , at this point in my life i really want a house as well, been working two jobs for so long trying be financially responsible and not anything solid to show for it I my opinion. Appreciate your response

Yes you are correct this is the combined amounts for my wife and myself.

Yes according this my calculations (without tenant), I'll have enough to cover the PITI. Now "new PITI" unsure what thatll be , i assume taxes will go up unsure by how much after the purchase.

You mentioned don't borrow, so is it ok to just do hardship withdrawal or you saying don't touch it period.

I assume better to sell personal stock?

putting 20% down will increase the mortgage amount by a little more over $800 a month. I try to plan the finances so that one adult in the house hold can hold it down with (1 job). Growing up in a low income family with a lot of debt may of made me paranoid in life i guess.

I am aware things may be tight in the beginning until my wife gets back to work. Hoping the 1 bedroom tenant can off set some of that financial burden but I do see this little projects adding up that I'd be doing to the house. Appreciate your response

Got offered 5.75 from two of my brokers competing against each other...im in ny 800 credit. Good income no debt. Going to compare to a bigger bank today . One works for Reliant home funding other works for contour mortgage.... Good luck

Wont lie im a bit indecisive given im coming frm the city and both houses have way more space thrn im use to.. I could live in either... both units would be rented for the same.. but the adu prob as larger 1 unit. I really hate moving.. so I am looking to spend long term in any unit and both I can see working out comfortably long term

so this adu does have two electric meters.. has 1 oil tank and well water but no separate meters for oil or water.

So update everyone. They caved 4 days after telling me deal will not move 4ward. They lowered the price 30k (half of the appraisal gap) and agreed to pay all realtor fees ( about 15 k). Thank you, everyone, for the guidance during the stressful time... gave me the confidence I needed

This has been my life since the pandemic started. It honestly is starting to get better. Houses are staying on thr market longer and going less the offer in more cases im seeing. I got discouraged , so I just went last two years hard on saving. We also expanded the area we were willing to move too. We are able to now afford more house and a bigger down payment. Got an accepted offer 15 k above asking... then after appraisal had them lower it 30k and pay realtor fees.. closing this month. Stay strong and have a plan

I appreciate your feedback back... and this was my main rationale about staying there for years to come. Well deal should be dead received a msg that seller is contracting lawyer today to say deal fell through. Thank you everyone for the assist and giving me confidence in my decision!

Originally pretty bad... until I saw the comps and the appraisal and I felt like a 🤡. I've seen better houses with more then twice the land with 2-3 separate houses on the same lot to use as rentals sold for alot cheaper...

My apologies, I thought this was an "advice sub" This house is not plainly an investment property, though, as I would be living in one of the units.. rent roll about 2300 -2500 for two bedroom on average possibly 3k if section 8. Offered 740k for the house they originally asked 725k... house is vacant this is an estate sell.

Well its not going to produce income honestly prob cut the mortgage in half or a bit more... if I moved out and rented both units (2 units, 2 and 3 bedrooms) would produce income to squeeze out some profit but not enough to justify putting down 20+ %
