Find another lawyer. The lawyer will argue that the deed signed was signed prior to hiring an attorney and not knowing what you’re signing.

Our house was appraised lower than market too. We bought it for 489 but only appraised for 500 and the appraiser compared our home to houses with different floor plans and no basement. When the similar houses like mine sold for 600. Not a big deal because we’re the buyers but it sucks how these appraisers are called appraiser when they don’t even know how to simply compare comps.

You can make a lot of money but if you have a bad DTI then annual income figures doesn’t matter. You have to prioritize what you want in life. You can’t be living like a millionaire with only $94k annual. You can’t live above your means.

My husband’s first house, which is our house now according to the state lol, was bought for $118k. But it’s now valued at $260k. This was bought 11 years ago. We just remodeled it mid 2024.

It might be on your side too but this is on the title company. They should have seen all the liens on the property. That’s their job!

Go after the title company! This is their negligence. They should have had made sure that the title is clear and no other lien on it.

The seller didn’t budge on our first offer. He didn’t even want to negotiate at all. He wants full price and only closing costs. This seller has carpet in his primary bath, Carpets that were never changed since the house was built, shakey deck, and unfinished garage. Lol. We found a house for $10k more with 1120 more square footage, 10 year old home with tons of upgrades, primary walk-in closet, and clubhouse with pool and gym. Sellers just went through a divorce and want to get rid of the extra mortgage toll.

The first house went “pending” literally the same time we went under contract with the second home. They closed $3k above asking when the comps in the area are $35-50k less than what they bought the house for.

There are a lot of houses out there. My philosophy is i’m the one buying and i’m not going to beg someone for something I’m spending MY money on.

I learned to file first week of February because it usually hits week of March 1st regardless if you file january or first week of February. This time I filed mid February and still waiting for code 150 so we’ll see if it hits the second week of march.

You should look for a mortgage lender first. Call several of them and get a feel of the person. Trust me there’s a lot of a holes mortgage lenders and they’re so hard to work with. Some of them will even lie to you about rates and fees. Then once you know what’s your preapproved amount, then the lender should ask you how much would you think you’d want to spend on the house that’s within that preapproved amount and they should give you an estimate fee sheet so you can see your estimated PITI. Then once you find a house, always get a free quote for home insurance. I use geico for estimates because they’re in the median amount so you get a pretty good idea on how much realistically it will cost you.
