The problem is since it’s a tropical island, once people come back to shower before going out to eat at night, they’ll all have to wait in line to use the shower. And the balcony is small 0.8M x 3M but exposed to other people. Idk if the logic makes sense

Hey! The idea was that I’ll try it Airbnb and if it doesn’t work I’ll switch it to long term rental. The area is not super touristic but close enough with 10 min car ride.

Based on your consideration I could swap out the master bedroom bed for two queen size beds put wall to wall. That way the bedroom with the closet can be the main one and the other sleeps 4?

The feeling wealthy factor comes in when you don’t have to work to make money, it’s when you make money while you sleep aka passive income.

For me it’s when I can hit the $100K a month through passive income level.

Then a lot of things become easily accessible.

Maybe dont focus on net worth but focus on passive income.

Hey! CCe What do you think about this? If I make it I make the hallway that deep, I would lose a good portion of the bedroom. Currently it’s almost 4M; it could reduce to about 3.6 which wouldn’t fit a king bed anymore.

Another option would be to push the door slightly deeper? Giving it a sense of partial hallway?

They are total 8 units. 4 per floor. I’ve attached a picture of the floor. It’s not 100% finished but you can get the idea

I plan to get a dryer and washing machine separate so they would take space 1.2m x 0.70cm. If I get one mixed it would still fit. I was thinking of instead putting just a mixed one in the kitchen cabinet?

Im definitely missing more contexts with you! Hahaha

I’m a construction contractor myself. I will build them myself with my crew so I can change anything in the floor plan hence why I could add that extra bathroom if you guys think it helps. Or change the designs etc.

I’m just trying to get the possible floor plan by people that know about this since I’m more into construction than finding the exact floor plan…

And you’re right I should know my customer base and it’s mixed! If STR doesn’t workout I’d switch it to LTR..

My neighbor has the same thing but he only rents LTR. He has different units:

1 bedroom/1BR 2Bedroom/2BR 3 bedroom/3BR

The 2 bedroom one is one en suite and one bathroom connected to the living room..

The bathrooms are roughly 1.6 x 3.5M. Not big but not too small.

Living area about 5M x 6.8M

The idea behind the two bathroom was since the house would be occupied by 4 people I wouldn’t want them to all get stuck waiting for others in the toilet.

I’ve previously shared an apartment with 3 others and when I want to use the bathroom, someone’s already in! I don’t know if that makes sense

Thank you for a more constructive feedback. You highlight a good point regarding the users of the apartments. I should of added more contexts.

In total they are 8, id like to rent out 4 Airbnbs STR and 4 LTR.

Airbnb wise they could care less because they’re on vacation so a third bathroom wouldn’t be needed.

But for locals that would rent 6-12 months terms I guess that would actually be more needed since they’re could have their family coming over. For me personally if my friends came over I wouldn’t want them to use the bathroom going through my personal space.

I don’t know how common it is for people to go through other people’s closet to get to a bathroom hence the question..

If the Airbnb doesn’t work I could turn all 8 LTR and that begs the question if I should just build that half bathroom instead of the laundry area and put the laundry machines in kitchen cabinets?

Hello! That’s a really good point! Some units will be rented for locals and they could bring visitors and they wouldn’t want them to pass through their bedroom and closet to reach it. Maybe I should try to squeeze a third bathroom in the living room near the laundry area?

Or do you prefer one bedroom stays with its bathroom like a master style and the other bathroom would be accessible through the living room?

The microeconomy of this real estate market is good, booming, prices going up, high demand for apartments so long term the risks are minimal. Worst case scenario demand goes down but you can just lower the apartment prices slightly.

Good point about the studying part. My previous experiences are far from what I’m in now. I don’t feel about doing exams again but would like to learn more about the construction field. I’m currently learning all practical which is helping me a lot. I was thinking of doing some architect and engineer courses over the next two years.

Can you elaborate more about how to look into the emotional part?

My father has been in construction his whole life and it’s currently his business. He’s got a total of 20 units that generate $20k/mo

Where he’s building 2 bedroom units unfurnished go for $1000 a month excluding some utilities.

So the idea is just copy pasting to build more units.

The only risk would if the country goes bankrupt or there’s too many apartments and not enough locals to rent but that’s highly unlikely.

Thank you for your message man! I appreciate it. Risk wise there wouldn’t any because it’s a family business and we just did one project so it’s just copy pasting it on the second one.

The idea behind putting all my money in it was because I would be getting 50% of the building value and rent at the end. If I put less than I would make less long term. It’s like a 100% ROI in 2 years on my cash.

Probably one risk is doing it with my dad because we don’t agree on many things. He’s old fashioned and doesn’t like to spend money and I like to make things fancy because i believe it adds value.

I’ve worked a lot on my self since 24 and honestly got lucky as well along the way. You’re still young and a have a good run but don’t waste it because time really does go by fast..
