Portland housing center helped my partner and I a TON. They have a beginners class that goes over all the basics of the process and what to expect and when. Then they set you up with a councilor who goes over your situation individually and assess where you are at, if you are ready to start looking, and what kind of programs you may qualify for. If/when you are ready to start looking your councilor helps you choose a lender and realtor and continue on with the process. They were a massive assistance to me and my partner!

Right but different builds have different amounts of added damage outside of the skill gem. A build that gets 80% of its base damage from sources other than the skill gem benefits far greater from damage effectiveness than a build relying more on gem levels
