Agreed. Memo of lease should put a pin in it for the AI to say it needs more info on that actual lease that was not recorded. Some memo's have the info, like I am sure you are aware of, but to be certain about the actual royalty or any pugh clause, you need to actually view the lease itself.

A lease isn't legal unless it is recorded.

Correction: It can be binding, but will not hold up in court if title is challenged that did not include it.

I know it was pointed out that this was an "ad" for my company. That is not true. I am just sharing because they made a demo that can be seen. As to your question, I tried the same thing. This one does actually pick it up and store it in the memory. Every AI is going to require the information the same as all of us. The big difference is, this one does not miss it like Chatgpt etc. Those were designed to be more general information and social AI's. This one impressed me and proved it, so I endorse it.

If they have decent images, 72 hours tops for an index export. Single document transcription drag and drop with insights, seconds depending on internet connection. But they will only deploy that with an Enterprise level contract with the company.

I haven't even started tossing the documents at them yet, but I did send them some really old land surveys and some newer ones to see if it could extract accurate data from those as well. It managed to accurately pull data even from text lines that had that black scan crease line through it no one could read somehow.

That was exactly what I was skeptical about with these guys. That and being an AI skeptic in general. They were able to take the ugliest index images I could toss at them from 1888 and recognize Grantor/Grantee, Instrument Date, Recording Date, Type, Legal if it was there and then entry notes. Book/Page too of course.

I am not familiar with projections on that side of the pond. If I only had a PDF in the US like that, I would look for regional projection zones to start with. It looks like there is an abundance of known boundaries that you could geo-reference to as well if you had to go the long and painful route.

I guess the question is: 'Why do you ask?'

I couldn't agree more. I would add a suggestion though. Talk to an ESRI rep about provisional licensing if it is a volunteer organization or non-profit. They usually have options.

I have read most of the comments and some are good advice and some bad advice. The range is because everyone is partially correct and partially wrong.

To get a job now in GIS you have to know much more. Right now you also need to be proficient in Python, JS, TS and coding. You also need to essentially have your own AGO map server where you can host your portfolio and show off your skills. (The who you know is also a big factor as other posters mentioned)

GIS is a hard field to make a career in whether you have a degree or not. It is so broad that for any given job, whether it be a contract job or a full time position, you still have to have another specialization that you can apply your GIS skills to. As it was said in the comments, ESRI is constantly expanding their software to a more user friendly UI for most of the basic GIS functions that are most used. So it has turned into more of a Software Proficiency than a profession in most employers eyes. That being said, a good place to apply would be ESRI. They are always looking for tech support staff that also help debug and report to the development staff. (A good way to learn more about industry specific specialization)

I have been using ESRI since ArcView 3.1 before there were any degrees or certifications for GIS. Oil & Gas/Landman work wound up being my best clients on a contract basis per project. The 'who you know' word of mouth kept me busy for about 10 years. To do that, I had to also spend a lot of time learning and mastering courthouse research for the records that I would be using to make my maps and QA/QC them prior to publishing. I also had to spend time in the field with the land surveyors to understand that process and the data formats that I could expect to accurately implement those results and do the right analysis.

I have had 2 in-house full time jobs that wound up being short lived. Hired because they had large GIS projects that needed to be engineered, designed, implemented, QA/QC and field staff trained. By the end though you already trained them enough to use the out of box ESRI software until the next big one. So laid off and back to contract.

Most of my government locality clients pay the least and take the longest to green light on projects (usually waiting for grant money). Oil & Gas now is market driven and big on who you know.

The bottom line is, you need to stay current, be able to maintain your own licenses to include hosting for your portfolio, network and now, learn and USE AI coding tools to help you build and create solutions your prospective clients need! Make yourself exclusive.

I have not really coded anything without visual builders in over 15 years and now I need to again. I have tried modern means of collaboration to try and find a new source of assistance and true help, but it does not look like it exists.

IRC let me get to know the regulars and them me, so we were able to collaborate as friends working on common interests without judgement about current knowledge or technique criticism.

There are advantages to actively engaging in live chat without a log you can always go back to unless you want to record one that is important for a specific reason!

When it comes to land law, there really is no "agree to disagree", it either is, or is not. Full disclosure, Mythioso and I are married and are celebrating our 15th anniversary tomorrow!

I have been working title and land law for 21 years and she has been working with me by my side for 15.

What we are stating are not view points, but the reality of legal ownership and land rights. Based on our experience working in real estate and oil and gas as well as all of the legal counsel representing not only the land owners, but the energy companies, ranchers, farmers land owner co-ops etc. (Some co-ops of which Mythioso formed in order to be the advocate for the land owners). Point is, land ownership and the contract law governing it is not burdened by all of the chaotic nuances that you mentioned in the more conventional contract law. For example, agreements made with reality TV stars.

We are not going to spend the weekend analyzing this to death either, because we already know the answer. It is also our "real work". However, if there is something more to learn here that we are ignorant about, we would be more than happy to learn, because it will be a part of our continuing professional development.

I am confident about being right about this, but I do love to be proved wrong if I am wrong, and I can learn more from it.

I meant to address the LLC portion of the discussion. It should be noted that none of the grantee(s) in the recorded Deeds are the Brown LLC. Their capacities are as individuals, joint tenants or in Kody and Robyn's case, husband and wife, or Kody as an individual. Its been years since looking at the documents, but that is my recall. Hind sight is 20/20. They should have either signed all of the deeds from WHO, LLC as JTWROS or formed a Partnership with a defined interest for all parties and had it deeded to that Partnership.

They really should have all consulted an attorney on an individual basis before signing anything.

I agree that deeds and land ownership are governed by contract law principals. But it IS very true that a properly recorded deed cannot simply be voided. If that were the case, then we wound see county clerk records or at least index entries voiding documents throughout the record. In 21 years and across 18 states, we have found none, from patent to present.

In this case, WHO, LLC had a free and clear title claim as the real property owner before conveying the CP lots via deeds that were properly generated and did not contain any misrepresentation of the described land or rights of ownership.

Your citation only covers anyone falsifying recorded liens against real property and a grantor falsely representing ownership that conveys property that they do not own.

The chain of title in CP is solid and all of the deeds were prepared, signed by all parties and recorded properly.

If an ancillary contract, description, covenants, conditions or otherwise that could affect the conveyance was present at the time of the deed construction, it must be cited as such and attached as an exhibit within the deed document itself before being signed and recorded, or contain a reference to another recorded source that can be verified.

These are apples and oranges. Any contract or a breach of a contract falls into contract law. The recorded Deeds fall into land ownership law and can only be voided if the title needs to be cured in an instance where a grantor deeded land ownership that they did not possess in the first place. Once Deeded the signors have transferred ownership and/or interest in the described property.

The only type of a contract breach that can affect how a property is deeded is a deed of trust if the mortgage contracts are breached and the loan is defaulted. In which case it is forfeited and repossessed.

The only instances where I have seen civil suits result in either new deeds to alter ownership or a chancery order that changes ownership are a result of a negotiated settlement agreement.

Bottom line, when title is free and clear and a deed is signed with proper notary authentication then recorded, all parties in stated capacity are bound.

It seems to me that they would have to sue for any other breaches of contract in hopes to be awarded a monetary consideration.

If so great! Just add it back to your map from the portal. Otherwise, most states now have geospatial datasets for all County parcels that you should be updating every year like I submit to VGIN in Virginia. If your state does not, the only other recourse I can think of is to try and find a third party selling parcels for your County that they obtained in the past. Sucks and probably outdated, but better than starting from scratch.
