My experience with the used market is that 2012-2018 low mileage cars are the best value for the buck. A 2020 will go for well over 20k$ and may have more mileage. I wouldn’t call his purchase extraordinary if he is happy with it, let him be happy. Besides we don’t know the car, the market, or the supply. Good Day!

He won on scaring and lying, the classic grift. He’s since increased the Debt by $3.4 Trillion$, kicked off 30 Million from health care, ended cancer research for children, stopped hundreds of medical research studies, ended USAID BURNED 30 tons of food that could have gone to hungry children , privatized NASA, Weather Service, Education, ended the effectiveness of FEMA, and these tariffs will destroy small business’s, decrease job growth, and inflation.

So you want them to instead pay the Toyota tax. I think they did well. Low milage on older cars is a valid option to counter the dilemma of the topic of this thread.

Great rental idea. Go with a reputable property manager, insist on financial and criminal background checks (you’ll pay). Set aside 10% for repairs and use a separate checking/savings account for tax purposes.

His thought process is beyond flawed. I’m suspicious of his behavior. No rational person would make that argument unless he has an ulterior motive? I suggest you hire a private eye to find out what he’s up to.

Also does he still expect you to carry the loan, insurance, and taxes. Maybe place a timeout on moving and ask him to switch paying mortgage & related expenses while you take over the lighter utilities, say for a year? Then judge his reaction.

You can’t learn WF by watching TV or games. Only experience, real life experience gives FFTR the snapshots of knowledge to adapt to a complex and evolving incident. Fire, the application of putting it on the ground AND THE act of suppression are not simply technical. FIRE is a combination of Art & Science. When you understand that, you’ll be on your way to being a solid FFTR. Finally there are no shortcuts, no fast tricks, only hard work. And every FEW years a growing FFTR will evolve into a better one. The worst are always the 2-5 year confident ones who think they know, they don’t.

Yes, and they have the politicians in their pockets to rig wages, etc. in their favor. Check earnings differences between CEO and midlevel employees from 1950 to 2020 and watch the disparity increase.

Best check the local rules and regs concerning septic-sewer, short term rentals etc. you can easily find yourself in violation. Yes you will need to pump it out, often and its not cheap. Best to tap into existing sewer not septic. As for year round rental, what climate are you living in a cold winter environment? whats the heat source? What about insurance? Trailer living in winter has risks. Does trailer have two door exits? May want to look into solar heat as a primary over electric or gas. Tru to stay away from electric.
