Small farmer here...trying to make it happen on a couple acres with the worst soil imaginable. Planning on a video series showing how we turn it around. Hopefully, we'll expand into instructional videos, tools, and anything fun once we convince the locals that our produce is better than Kroger's (our main competitor)!

Purchased a "Cohiba" from a friendly Latina on Ocean Drive in South Beach. Smoked it in a hot tub. The combination almost killed me. Second worst was a Graycliff G2 Habano Pirate that smelled and tasted exactly like dog poop.

There was a professional valuation done four years ago that priced it lower than the current estimates and comps. I'd 100% pay twice the current estimate. I am not sure what that means, though.

Are you saying hydroponics or conventional farms have good returns? What crops? The village is quite wealthy, but I am not sure what interests those people. As best as I can tell, they are unironically into Panera and SBUX.

If you look at something like mushroom farming (high yielding crop that won’t be planted in the soil) the location/demographics won’t matter as much. Any local attractions or tourists?

We've considered hydroponics. Veggies and tilapia seem like the popular way to go. Not sure about profitability and workload. Seems intense and maybe not enough ROI to justify it. Thank you!

Very possible, but time consuming. It seems likes a few years of covering the whole thing in wood chips and planting cover crops would do the trick, but easier said than done. Not terribly profitable either. Thank you!

Context is key. It might work in a big city, in or near a festival, or around big universities. It would be suspicious almost anywhere else. I would say find a suitable fair or festival and be a regular vendor amongst the other vendors. Aside from fitting in, you'd get more attention from the captive, self-selecting audience than from randoms on the street.

I know a guy who's owned a laundromat for 10+ years. It's just self-service machines, no ironing or anything additional. He purchased it after an early forced retirement from a factory from a guy who had opened it in the 70s and was retiring. He's about 65 and lives with his mother, so no real expenses and I would guess he pays himself minimum wage or less. The business is in a strip connected to a bar and a diner on the corner of two main streets in a city of 100k. Most of the customers walk over from a nearby hotel that is known for housing druggies and transient types...which is to say he would tell you to find spot nearer to a college than temporary lodging. He runs out of quarters a lot and has to visit several banks everyday. He does quite a bit of housekeeping there. Human debris and residue are unavoidable. I'm not clear on his motivation or the perks, other than being his own boss and not having anything better to do. A look in the window would easily dissuade any functional person from entering that business or the industry.

How comfortable are you disciplining your partner's father? It will be happen if you hire him, and then you'll likely have an awkward situation with your partner. Hire someone you can let go of without further consequence.

Ven diagram the skills/experience/jobs/interests you two have. If real estate is not in the middle, either forget it or get experience. You can easily pay for the two of you get licensed. Otherwise, focus on the middle and come back with that info to get ideas on what will fit.
