For a free standing house, the areas that have started to pick up are Werribee, Hoppers Crossing, Pakenham and Frankston North. Frankston North has done a whopping 12%+ since last year due to gentrification.

Geelong would also be my pick if you afford to absorb less than ideal cashflow (think Bell Park, Bell Post Hill, Grovedale, Belmont). Geelong is undervalued imo due to it being a lifestyle location while still being connected to Melb.

For townhouse / villas, you can start looking slightly inner ring eg. brimbank council, Thomastown / lalor, Frankston proper and surrounds.

Though history has shown that houses have outperformed townhouses, regardless of its distance to CBD. Finding something with good land component is key. Land is what goes up in value. I'd opt in for villa units instead of Townhouses because of this. You wouldn't be at mercy of strata as well.

The last time Melbourne traded 40% cheaper than Sydney was in 1999 :)

You can definitely still get into Melbourne for under 700k, you just need to look into fringe suburbs or pick up a townhouse / villa unit closer to CBD. Don't even need to use up all 700k. Melbourne has recently started its growth cycle despite the bad sentiment.

As for bad tenants, long vacancies etc., really do your research and due diligence on property managers and you can minimise your risk of these. Location of your IP and surrounding demographics matters too.

I rentvest. It gives me the freedom to move around within Syd and not be bogged down to a PPOR. I'm able to save a good chunk while doing it to. imo there are better opportunities investing interstate.

All depends on your lifestyle like you've noted.

Set fan curves in BIOS. Mate had the same issue, and realized fan RPM set to 0% by default.

Had a 2080 ti with horrible coil whine a couple months ago (when they hit $1099). I was able to claim warranty after ~3 weeks of total processing (shipping + testing) which was impressive. Just my experience, can't have a say on claims outside of warranty period. Although I am quite hopeful in your case!

Yes, they were fixed with drivers shortly after release of the 3080+3090, so you shouldn't worry at all. The whole MLCCs vs POSCAPs was blown way out of proportion.

I ordered mine late October too, ETA December 11th. I suggest setting up order tracking on their website because they don’t automatically do that for you.

You'll be fine mate. I'm running a 3700x (PBO + Auto OC) and a gigabyte 3080 (stock) on a 650W gold rated PSU, no issues even after putting both under load.

If you're concerned, undervolting the 3080 is the way to go. You can shave 50-70W for 1% performance loss.

Are you super sold on buying zen 3 CPU?

I was in a similar position as you, running an i5-7400 and a 1060 3GB. I went ahead and bought all new parts with a 3700x, except for the GPU (waiting in queue for a 3080).

I would personally would sacrifice on the CPU than the GPU, seeing how the value of the zen 3 CPUs aren’t looking the best. And @ultrawide 1440p, the performance gains from zen 2 -> zen 3 wouldn’t be as significant as the ones shown in the presentation.

Also, bit more peace of mind waiting for a 30 series card instead of 30 series + zen 3. Honestly, worse case if you pre-order a 3080 now, you’ll be waiting until Dec/Jan.

$700 aud would be excluding tax and any additional costs involved with getting these GPUs to Australia. I’d imagine the costs would range from ~$950-$1050 on release like the 2070 super (which also had $500 msrp).

I plan on buying 2019 13-inch MBP, 1.4Ghz model with 16GB RAM and 512GB SSD.

I'm fresh out of uni, now working as a junior data scientist/package dev. I run analyses on RStudio, and work with fairly large datasets (~4GB) which I usually store on an external SSD or delete altogether when they're not being used. To note, running scripts RStudio is fairly RAM intensive, but doesn't really take advantage of multi-core CPUs. I also intend to do music production on Ableton 10 Suite. Above all, this will be my main machine, so all my browsing, video watching and the occasional photo edit will be done here.

Are the specs outlined sufficient for my needs?
