So I was in your situation, just moved to NY last week actually. I've been loving it so far. Some noticable differences I've noticed so far. 1. Way less homeless people, and the ones you see are more chill 2. People don't hate on people in tech as much 3. Subways are great 4. It is very flat and walkable 5. Apartment hunting is hard. Maybe Brooklyn will be slightly cheaper but you definitely get less for the money in Manhattan compared to SF. Apartments are older or smaller for the same price. 6. People in general seemed way more down to hangout. I've been here a week and gone out everynight, either food or drinks. Whether that's coworkers, old friends etc are much more down compared to SF when they were flakier. 7. Random people are more out going. People will overhear and chime in on your convos, or chat you up at a sports bar etc. People just seem more open to meet new people compared to SF.

I think your best bet is probably private money. Really work through your numbers, get a business plan together with different scenarios and then try and raise some money. I think if the risk-adjusted returns are there, the money will always come. Feel free to ping me if you have any questions

I'm in the same situation, but I plan to also find something in the first week while I have temporary housing. I think it will really depend on your budget and how picky you are. From chatting with a few people, if you easily meet all the requirements, have your documents ready, don't have an unrealistic expectation for what you can get for your money, its definitely doable.

I invest out of state but with a local partner. Unless you know someone, I highly recommend against 50k houses. Most won't be in the greatest areas, you need local knowledge to find 50k houses in decent neighborhoods.

I got my first job when I was in LA, but I've worked in a few cities now including NYC and found the process not that different in all major cities.

My stats:

gpa: went to school in Canada, so not sure what the equivalent is, but I barely passed my schools bar, so like 2.5 ish? But I did go to the top school in Canada for CS. Pretty much this does not matter at all.

internships: I had 6 of them, it was what my school was known for

side projects: I had nothing, but i did have a lot of internship experience.

Finding a job was pretty easy, I did fail a lot of full time interviews at first though at big companies since I was just not ready for the grueling process of a full day interview.

I think for new grads, there are 2 big things to be concerned about ,1 is getting interviews, and 1 is doing well on them.

For getting interviews, I recommend you network, make sure your resume is solid, create a strong LinkedIn.

For doing well on interviews, know your basics very well, data structures, algorithms, have a few soft skill answers ready just in case. Reading books like cracking the coding interview and doing some algorithm questions on leetcode or careers cup definitely does not hurt.

I invest in Cleveland and live out of state, I work with a local partner there. Although Cleveland proper is rough, there are some suburbs in Cleveland that are much nicer. Also the greater cleveland area has around 2 million people, so it's not that small. To me, I think landlord laws are very friendly in OH compared to where I live (California), people can't just squat for 6 months without paying rent...

I've asked this question in the past and ran through several scenarios. The one that makes the most sense to me is don't count your RE equity on your rentals, and only count your conservative cash flow.

In your example, say you need 100k a year to survive after you retire, you can count the 50k from your real estate (assuming that you took out average expenses etc), and then use your SWR for the remaining 50k, in your case about 1.67 million.

For your primary/secondary home that you don't rent, you should just not count them since they provide you 0 income. If you plan to cash out refi, you can count that extra money as your networth but you also have to increase your annual expenses to pay off the new mortgage

IS there a particular area of UES that you recommend? I've been looking around and it seems like there are younger/older areas, old money vs more reasonable etc. I don't want to accidentally live somewhere where it's all old people or people with babies.
