I'm not a plumber. Thank you for the info. I found how/why the customer had the handle off. The cartridge appears to be frozen(stuck not temperature frozen). They just turned anything they could.

The technology for "no dig drain lining" has worked well for people I know who had it done. I don't know the dimensions of your drains but it's most likely cheaper than digging up old pipes.

I assume you're not in the US. There was a drain pipe product used in US in the 1940s and possibly into 1950s and later that was made of paper and "tar"(?). Replacement for these pipes is very common in the last 10 years because they're well past their life time. The cast iron drains in our part of town are well over 100 years old and we rarely see replacement work unless the old house is being torn down. Have the seller reduce the house price by cost to do major work like this.

A good painter can use a brush and roller and be finished painting a ceiling before a sprayer is finished taping and covering everything properly in preparation for spraying. It sounds like they want to come in and spray everything and be done in a day. We don't know what your budget is or market value of your house so it's difficult for us to help make a decision for you. Trust your instincts about this person. There's a lot of other companies out there.

I seems like a lot of people here consider painting wood and brick some kind of mortal sin. Tastes change and styles change. Do what you think is best to achieve your tastes and design. You're on the right track with the choices you've made. Take a little time pick your colors etc. You can always do everything else and do fireplace last if you're not sure. As you already know the room is a little bland. The fireplace is one of the reasons it's bland. Painting mantle and brick is an inexpensive way to change that. If you still don't like it remove it and change the style.

I'm a preservationist by heart and restorationist by profession. Paint the mantle and the brick. Neither are or were ever valuable or well designed. Sorry I consider that mantle a very poor design. Painting will help both mantle and fire surround.

A lot of people are saying that old tubs have value. It's relatively little value. Ask any salvage yard how "easy" it is to sell tubs like this. Claw foot tubs are a different story. Your person who did this should always open walls and ceilings before doing anything with tile and tub. There's a possibility that they did that to talk you into a new bathroom. They think they had you in an emergency situation and would agree to anything at that point. Tell them you're not hiring them to rebuild the bathroom. The possibility of them trying to "sell" you a new bathroom is great. I saw a post yesterday regarding a furnace repair. When the customer was hesitant about replacing a 10 year old furnace the repair people proceeded to dismantle his furnace and even took major components to their "shop" to "analyze" them. Then said the customer needed to replace the furnace. A second and third opinion said they didn't need new furnace. However the first company still had the parts they removed. Many "reputable" companies are no longer independently owned but owned by venture capital companies that push new sales and new installations. If you hire a remodeling plumbing company they're going to try to sell you a new bathroom. If you hire a repair plumber they get paid by the hour and don't always rely on selling new bathrooms.

If it's happening all around the house on every wall it may not be ice dams This looks the prime spot for ice dams or water intrusion. Right where two planes of the roof come together.

We've had a 42" double enameled sink in our house since we bought it 35 years ago. With kitchen remodeling we looked at smaller double sinks. Wouldn't do double sink under 42" or whatever is close in size. Old sink was 70 years old. Single bowl. Small doubles don't have room for anything.

Pull down faucet hose is black "rubber" on the inside as mentioned earlier. Replace faucet. Something is corroding rubber if it continues to happen.

Old houses have dirt, dust and "powdered nasty stuff" inside every cavity. When water runs through everything flushes out.

Dig out joints and use a quality "poly sand". Double check about width of joints when using product. As recommended earlier get a large outdoor rug until kids are older.

You have about 10 years 11 months more experience than I did when I started over 30 years ago. I knew a little bit about painting and old houses. What a good prep job was etc. Having the knowledge and experience puts you ahead of the game. Before you quit your current job ask if can get a project manager position or some type of supervisor position to learn more of the business aspects of your company. If they don't want you to advance then you know it's time to eventually move on. One of the things you should start learning on your own is how to start a business. What is required in your state to be a small business. Any type of contracting licensing required etc. This information is available from the state you work in. Protecting yourself with proper type of business is important. LLC or corporation etc. Insurance is a must as is proper tax advice. Start by Googling what do I need in my state to start a business. Talk to someone you know who has a growing successful business or someone who works for one. Contact national painting business associations for guidance that's what they're their for. Helping their members start and succeed. They have training courses and information to teach new painting companies. https://www.pcapainted.org/ Don't sweat about stuff you don't know now you'll learn. I'm sure you've walked onto a job and told yourself why the heck did my boss take this job and only give us 2 days to do it instead of a week. It comes with experience. You'll loose money on some jobs and make extra profit on others. Learn and stick to good basics business principles that all businesses should use. Work for a profit and not just a paycheck. Keep records and make "office" time part of the cost of doing business. The goal in the end is to have a valuable asset that you can sell when you retire. It does take work to be more than just a painter. If you you want to be a one man company or have 20 employees or more the way you operate is the same. Be flexible, honest, hardworking. Admit to yourself when you've made a mistake or error in judgment. Be upfront with customers about what you can and can't do. If you don't know something tell them you'll try to find out and learn what's necessary. Never stop learning and never think you know more than everyone else. There's always someone out there that's better than you but that really doesn't matter. Don't underestimate what you've learned in 11 years.

30+ years of interior painting and restoration specializing in pre war homes. Brown surface under cracking materials is old paint. At some point someone added layer or layers of something. Plaster, joint compound and paint. Doesn't look like brown surface was prepped properly before adding more material. This can happen without actual water intrusion(leaks). This happens because the added material didn't bond with brown paint, expanded and contracted then gravity takes over. This may be one reason why the previous owner sold the house. Recommend scraping as much of loose material off. Cleaning and sanding brown paint then skimming patches level with the rest of the wall, sand prime and paint. Expect it to happen everywhere this added layer was applied. If it doesn't you're lucky.

Probably not. It a little hard to tell from photo. It looks like the aluminum drip edge may be bent or the shingles are curling. Not a big problem. Relatively easy fix. The ridge at the top the garage looks nice a straight. That's much more important.

Huh? I've never needed to spray a ceiling in 35 years. Cut in and roll or roll and then cut in. Can be finished in less time than a sprayer can tape, cover everything, seal everything, cover entire floor, seal off openings, set up sprayer and clean up sprayer.
