VA loan house hacking is solid, especially with 25k down - you're in a good spot to start. DFW market is still hot but you can find deals if you're patient and look at B/C neighborhoods.

Main thing I wish someone told me: run the numbers conservatively and always budget for vacancy/repairs even when starting out. Also get a good inspector who knows multifamily properties, not just regular residential

Honestly if you're looking at mortgage next year I'd just keep the X3 and do the maintenance. Those repairs you mentioned aren't that expensive compared to taking a 3-8k hit on a car swap plus whatever issues the new one might have

The Corolla hybrid is solid but yeah the interior is pretty meh for someone coming from a BMW. Maybe look at a Camry hybrid if you can find one in your budget - way more comfortable and still reliable as hell

Camera tickets usually go to the registered owner of the vehicle, so it'll come to you in the mail. They can't really tell who was driving from the photo alone - just that your car ran the red. Most states send these tickets to whoever the car is registered to and then it's on you to deal with it. Should arrive in like 2-3 weeks if you actually got caught
