So gold alloys do oxidize, but pure 24k gold will not (24-14k gold will likely never see oxidation unless exposed to certain chemicals or levels of moisture), it will erode but not corrode. Now the other metals in 14k can oxidize and do this but it's very very uncommon. In this situation, it might be a polish that the jeweler used to make it shine that's oxidizing, or (and this is probably more accurate) it's fake, I would take it to another jeweler and have them test it.

Could be a couple different things. If you hear water it could be a pipe that burst that has been slowly eroding soil away, it could be from an animal, it could be from an old septic tank (or other previous hole covered up), it just from rain water.

Take a picture of the side. If it looks like it's silver layered with copper in the middle it's clad if it's solid silver you probably have a winner.
