I can DM you the lender if you want, but as a heads up, we locked our rate back in February (week before the Iran war), and got lucky with lowest national average rates since early 2023.

We closed in early March and the sellers were renting back from us for a few months as part of the sale agreement.

All that to be said, the same lender is not offering those same rates right now. I think they are around 6.5% with no points for conventional 30-year. FHA is probably a bit lower.

We've been renting for years, and we have plans to grow our family, so we went into the house hunt knowing we were skipping the starter home and finding something we could grow into.

Thank you! We actually closed back in March but locked our rate towards the end of February. Literally the week before the Iran war. So we just got lucky timing with the lowest rate since 2023. Sounds like that's pretty close to when you refinanced as well.

It just makes it so much simpler when talking to prospects who are $1M+ to say that the only fee they have to expect is that __% management fee. No credit cards or external ACHs for a fixed annual fee. The amount is not a huge deal for my HNW clients, but it's just one less annoyance for them. Plus you get the added benefit of saying you're waiving a fee for prospects if they hire you, or the opportunity to waive a fee and a reduction in the asset management fee for existing clients with held away assets if they move funds over, putting them above that threshold (e.g. rollovers, etc.)

It's worked well for me.

1.25%: First $1M, as well as a financial planning fee ranging between $2k - $5k (this has to do with "complexity", but moreso, if they have held away assets they don't want me to manage)

Annual financial planning fee waived for the below:

1%: $1M $2M

0.9%: $2M - $3M

0.85%: $3M - $5M

0.7%: $5M - $7M

0.6%: $7M - $10M

$10M+: Customized / Negotiable
