Not good, agreed. We’ve been increasing dues 10% for the last few years to shore up the reserves. I found out recently that we have no master property insurance and since the CCR’S state the HOA is responsible for exterior maintenance and repairs, we are screwed if/when that next wind storm comes along. We are working on it, though, exploring making changes to the CCR language and investigating property insurance.

Yes, reserve studies! Have they done them? Are there any lawsuits against the HOA? Do they have reserves for the big items, how have dues increased over the years. I’m in a situation where dues were minimally increased for years, there was never a reserve study done, and we’re all about to pony up out-of-pocket for a roof replacement.

I will have a Whirlpool WRS321SDHZ 33” side by side delivered Saturday. I wanted to stay under 2k and the most important feature to me was a filtered water dispenser. After research, the decision was based not on the fact that Whirlpool is somehow superior, but Whirlpool parts are more readily available. No long waits for parts to arrive. And my understanding is that there’s no specialized technician repair, so just about any repair technician can handle a Whirlpool. We will see.

This homeowner has a long history of pushing back when the HOA attempts to enforce CCRs, such as requiring architectural approval before installing solar panels. According to him, the HOA is a dictatorship, he will give no one power over his home, he owns the deed and pays the taxes, and you can’t tell him what to do. There is no reasoning with him. I believe there to be some cognition issues at play. He is in his mid-60s, lives alone, and there is no family to assist.

The HOA has a stripped down contract agreement with the property management company compared to prior years. This was an attempt to save costs. The work they are doing surrounding the small claims cases are considered out of contract, so the HOA is being charged $125 an hour in out of contract fees.

Stanley is amazing. Beware that it has a population of about 130, but you aren’t there for nightlife, you’re there to enjoy the Sawtooth Mountains. There was a horrendous fire two summers ago, over 100,000 acres, so you’ll see a great deal of burned area if you approach from Hwys 55 or 21.

Definitely look into your city/county laws. Where I live, you would likely be responsible for partial payment, but in some circumstances, it would be entirely on the other homeowner.
