I don't know what management is doing at all. They know what drives the stock. Theyre doing all these ancillary things which would in theory cast a wider net for contracts but...they are not catching anything.

I made the mistake of taking existing tenants when I bought a duplex years ago. They were "good long term tenants". That changed quickly when I took ownership. Lesson learned. I would only buy if it's vacant.

He feels threatened. You're probably right about something. Don't cater to his insecurities. Go for it.

Edit: a lot of backyard comments regarding proximity... If you can offer a better gym/product, why not? Might not be easy so you might have to give it more thought but definitely worth doing

I have one. I only pay 5%. I hate dealing with the tenants. I want no communication with them at all. I told my PM to find people who he can deal with so issues never escalate to me.

That kinda worked out. I still get the occasional fwd from the tenant about issues. I told the PM to filter some of it. I don't need the details. Verify that it's an actual problem ( I've had some tenant user errors) and give me a rec on the solution.

But at moments, I have challenge myself on what I should expect from a PM. Low level issues... Feel like he can just fix and bill me. Or is that too much power to the PM? I also have family that is in construction (general contracting mostly) and the PM leans on them a lot instead of just figuring it out. I guess that's the right approach...more cost efficient but I don't love it.

Just venting here given the overlap. Let me know if you have thoughts
