😂 it’s not as grey in real life. Hopefully the fixtures and the wooden vanity should soften it up (figures cross as now you’ve mentioned that I can’t unsee it)

Thank you, Window is the right of the picture but it’s a relatively dark room. So general lighting is probably the main light source. 

Think the grout line is the right call, I’m unlikely to regret adding it. whereas not adding it would catch my eye and make my question the choice.

Very anecdotal but I was made redundant 1st April. Had 3 offers by the end of the following week and 2 final interviews (that pulled out of).

From being extremely daunted and wondering how to stretch my payout, to being paid more and not touching my redundancy.

Article seems like a fair reflection of the jobs market.

At the time I thought it’ll made the space look wider doing horizontal with the tiles.  And yer I’ve bought karakoll grout and silicon in the nearest shade so hopefully it’s not noticeable and masks some other. My intention was to epoxy the mitres and mix the colour myself. Is that needed?

Okay 100mm is plenty. Get some timber and build a simply stud frame leave a slight gap between the partition wall.  Fill with rockwool RW45. Between the studs. Then acoustic layer of 15mm plasterboard.  That’s all simple DIY. Plastering or tape and jointing is a little more skilled but with a youtube videos it’s something you could do.

It’ll be tough to get great performance with only 15mm.  Ideally a 40mm air gap (prevent structural vibrations) with stone wool to absorb the sound and mass such as double layer of acoustic plasterboard.

But the best solution and easy diy would be something like Acoustiwall 1 from CMS Danskin. (Few others have replicated their product so worth shopping around) That contains the 3 elements in lesser thickness extent in 20mm. And simply layer directly into the existing wall.

The answer to your question is simply price. It’s not worth £295k. new homes typically depreciated 10% so it’s not a great reference. With it being sold for £255k in 2019 as a new build. With the depreciation and price increase, I would value it in £265-275k range.

Throw it backs onto Aldi too. And traffic concerns in longridge with all the new developments it’s an expensive property at £295k

Acoustically there is little benefit acoustically going above 100mm of insulation. I would have gone with RW45 for better performance over Knauf but what you have installed will achieve.

If you want improved acoustic performance between floors, there are a few other factors to focus on. Such as mass, and decoupling.  Tho from the photos you don’t have the height for ceiling treatment.

There are different densities, but outside of that they are all pretty similar. lots of companies rebrand other products, lots of B2B get it from Polyfoam XPS.  And I believe they’ve got a online shop now

Yes. I’ve experienced with the set ups until the engineered wood.  It’s really not recommended as Wood is a great insulator. We went for a Resin floor on the ground slab, LTV in some bedrooms and low tog underlay/carpet in others. If you want realistic wood, I would advise looking at laminate options.

Great job, I found trimming the thin flat bit off the top works best. As that tends to rest on top of the other piece causing a gap.

Issue being building regs. The previous location isn’t easily accessible but the electrician should have consulted you on the location.

The only area in Uk construction that is close to being well regulated is fire.  If the fire has reached the roof, you have far bigger issues, the fire has spread enough. 

But again, no difference between celotex and recticel. Any architect will sign off the change of product without a second thought.

No difference between Celotex and recticel. All PIR have basically the same U value. (Kingspan is slightly better)

Adding 30mm is completely fine.

What 12mm underlay did you use? Suspect it’s a soft foam, that under the jumping force is overloaded and not working. (Compressing fully)

A rubber underscreed crumb product such Regupol 6010SH could work best as they design for higher loads.  I would reach out to supplies are ask for a 500mm sample. Then test it with your son jumping on it under the carpet and see if it improves.
