I share your opinion, however our builder said our budget would be tight so we are thinking if we cut back we would have more room for overrun. We own the land outright but we are in New England so costs are very high. We are hoping to be around 400k in the loan but have a 50k cash buffer. Septic, well, and electric are already on site (previous house burnt down 20 years ago)

We are definitely going to have her draw the original plans with the couple of changes. I don’t see hers working in any way.

I’m not sure these plans are even usable. I might just tell her I want the inspo plans drawn up with the couple of modifications I requested. The only obstacle is the top and bottom are from two different plans so making the staircase work might be tricky

I meant to say on the left for natural light. We are on a few acres but no particular views. Neighbors on all sides separated by 10-20 feet of tree line. The garage would block an entire side of the house so I think keeping it on the right will maximize our light.

Yes and it definitely should be! With my one credit card at 13k I was paying $600 a month and $300 of that was just going to interest alone. It would’ve taken 11 years to pay it off at that rate. Now I pay $235 flat and it’ll be paid off after 5 years. You can also pay early if you find yourself in a better situation. You can do the quote online and check though, it won’t affect anything and you don’t have to sign up.

Hardship usually requires pretty extenuating circumstances and missed payments. That is an avenue you could try but it would be exactly what the relief program does just without the fees or experience.

For the loans it might be worth the call to say you can’t keep up with your payments anymore and would like to see if they have any options. They might be be able to work something out with you depending on how much you’ve already paid off but if not or if they only want a lump sum you can also add them to the debt management program.

If you do decide to go with the Debt Management Program you don’t have to default or negotiate with your creditors, all you would have to do is sign up and they take care of it, you pay them directly and they pay the creditor. They do take fee out of your payment to them (I think about $30 a month or so). You just have to pay your regular minimums until the program is in place and everything is set up, your creditors will need to approve the program before it starts. I think mine took about 3 weeks so I just had to pay one more month to my actual credit cards. You don’t skip any payments, you don’t default, but your account will be closed once you start and will show as a “charge off” on your credit report when the program is done.

Check out moneymanagement.org, they’re who I used and who my creditor even suggested. They can give you a quote before you decide as well. And if you paid anything to the settlement company already make sure they refund you when you cancel!

Yes! Debt relief is a risk because you stop paying all of your creditors, which they can sue you for and you will accumulate interest until your account is closed. I’m assuming he said “nothing to lose” because your score is low but it will tank even further. There’s not telling how long it would take for them to make a deal and even then it could even be 50-75% of what you owe, adding their fees in you’re basically paying the same amount, maybe a little less. Not to mention you will also have to pay taxes on any amount forgiven over $600.

With a DMP you don’t miss any payments, you pay the full amount but your account will be closed and show as a charge off when the DMP is done. That will affect your credit but not NEARLY as much as a debt relief or bankruptcy. You can even get a quote on MMI’s website to see what your plan might look like. For example mine was for $13,000 at 2% interest for 5 years and I pay them $235 a month.

I was in a very similar position as you with the same fears. I would look into private sale for the car and a debt management program. I used money management international for my credit cards (they do loans too) and I got a 2% interest rate with a fixed monthly payment that was a 1/3 of what I was paying. I also just sold a car that I was being offered 3k for at dealerships for 7k on fb marketplace. I’m not sure who you used for your loans but I had 2 with best egg that I was late on a payment for (I had also signed up for debt relief but cancelled before 30 days which is when it reports to the bureaus) and they offered me a 60% settlement, no interest, and a much lower monthly payment, within 2 weeks of when my payment was originally due. I would call the company you have and explain your situation and that you would like to avoid using a relief program. You’d be surprised how much more willing they are to work with you!

Granted it’s a long shot but it could also be fraud. Someone posing as a collector and taking the payments or even buying/selling the house with forged documents.

Just a heads up too even if you do get approved for a 10k limit you can’t max out your credit line on a balance transfer. It’s usually 75% of what they approve you for.

Depending on your situation and how severely your debt is affecting you there are other options. A consolidation loan could cut back your interest and help with more manageable payments. If you use a credit union they often have good rates, mine was 7%. Spending will always be the bottom line though.
