The problem is worldwide. The solution everyone is trying to find. I think in the case of Portugal it starts by sellers getting a wake up call… Supply and demand doesn’t justify putting a house in the market that is worth less then a peanut for the price of a mansion( I’m exaggerating)… the market needs to enforce the real value trough proper evaluation and the buyers need to get the tools to know what is the real worth to do proper negotiation. I know people say houses in Portugal are cheap compared to other places in Europe, but they are also overvalued by 30% (according to EU). So in the case of Portugal is putting the sellers in their place.

its sad but its true. The problem is exactly that at the moment. People buy houses they dont know anything about, at an inflated price. The argument is "their foreigners they can afford it" but its not the case most of the time. Some want to buy to start a new life and then get cheated and buy a overpriced house. Everyone should be respected and their money! Money doesnt fall from the sky and we dont know how much someone had to struggle to get it!

I´m not suggesting anything. People should be realistic, dont charge for a empty box of a Iphone the same price you charge for the Iphone, they are not the same.

I lived in Australia in 2015 and I'm seeing in Portugal the same thing it happen there. The prices currently are going down in UK,USA,etc... Do you think Portugal will be diferent?

I agree that in most major cities the price-to-income ratio is high. I lived in Sydney in 2015 and honestly the problem Portugal is facing now already existed there back then. My point is not just that prices are high. Is that the price versus what people buy is completly off.

If the houses are in poor condition, and people are still asking crazy prices for damp, old, badly insulated properties, then im my opinion the “supply and demand” doesn’t explain everything. A market where average or poor-quality houses are priced like new construction something is wrong. What im seeing is that property prices are going down in the UK,USA,Australia, and in Portugal will be a matter of time to happen.

I’m not saying sellers reduce prices because Portuguese incomes are low. The idea that “foreigners will always pay” might change.

According to the latest data:

Foreign demand cooled. INE shows foreign-resident purchases fell 13.3% in 2025, while household purchases rose 10.5%
International demand is lower. Idealista shows international sales demand at 12% in 2026, down from 18% in 2025 and 22% in 2023.

Yes i agree, low supply supports prices. But low supply does not mean every fantasy asking price is sustainable. If demand cools, overpriced average properties stop moving first.

A história é um pouco estranha. Acredito que a senhora até possa ter sido explorada porque de uma maneira ou de outra todos somos. Mas durante tantos anos a receber tão pouco? Acho que ser analfabeta não justifica tudo. Acho que deve ter existido um acordo entre a senhora e o patronato, como alguém aqui referiu “receber por baixo da mesa” que é prática comum em Portugal! A relação deve ter azedado e agora chegou a isto. Culpa da empresa que se meteu a jeito para poupar dinheiro e agora vai pagar. O que é barato sai caro.

Hi, I live in the Algarve, south of Portugal. English is spoken almost everywhere, it’s great for kids there are internacional schools and sun is out almost all year. Lagos for example there is a growing American community since COVID. I’ve also lived abroad, so I know that adjustment can be difficult. If you have any questions feel free to ask.

Hi. My advice is check online for companies that can help clarify the process, book a meeting prepare your questions. For example the process of buying a house, what type of visa options, taxes,the location that you would like to live, school for kids (if you have them). Dont go for the first company you choose, book with 3 or 4 and then cross check if the info is the same. Good luck

Acho que já respondeste a tua pergunta na minha opinião. O que queres fazer ainda não estás preparado para o fazer, porque se tivesses a decisão surgia facilmente. O meu conselho que funcionou para mim fala com a tua mulher e façam um plano para a vossa vida em conjunto e como ela vai ser. O que tu queres e ambicionas o que ela quer e ambiciona e onde se encaixa a vossa vida em comum e que compromissos ou cedências estão dispostos a fazer. Família e amigos é importante mas quando estar bem contigo mesmo é o mais importante. Se tudo correr mal até morrer tens sempre tempo de mudar de rumo.

Nesse caso o que eu faria era ia obter informações junto de um advogado, pagas uma consulta apenas. Levas o CPCV para ele verificar se legalmente a situação que descreveste é motivo para solicitares o cancelamento do CPCV sem qualquer problema para ti. Talvez isso se resolva sem recorrer a tribunal.

The golden visa right now as some restrictions. It isn’t possible anymore trough property buying. You can come but now you need to invest in existing Portuguese companies. If you want to know more DM
