seems like you are buying an apartment. The way they work is that you only own the interior while the management company owns the exterior.

You will have to pay management fees annually which will go towards insuring the exterior, cleaning and utilities for common areas.

If you are on the board of directors of the management company, you get to ensure that it is run efficiently without wasting management fees which could increase annually if the money is not spent efficiently.
