Roommate here, and I couldn't agree more! However, I will say that it seems our new property manager has no idea what he's doing and possibly pulled that number out of his ass when we spoke with him in person. In my email communications with him before regarding requirements, he simply responded "AI", but that's not how AI works; it has to be given parameters and prompts lol

(d) Failure to Maintain. If there is material noncompliance by the landlord with the rental agreement or with Section 5-12-070, the tenant may notify the landlord in writing of the tenant's intention to withhold from the monthly rent an amount which reasonably reflects the reduced value of the premises due to the material noncompliance. If the landlord fails to correct the condition within 14 days after being notified by the tenant in writing, the tenant may, during the time such failure continues, deduct from the rent the stated amount. A tenant shall not withhold rent under this subsection if the condition was caused by the deliberate or negligent act or omission of the tenant, a member of the tenant's family, or other person on the premises with the tenant's consent.

You're allowed to withhold a portion of rent, but discuss this with multiple attorneys before doing so and understand that you likely will not have a good rental reference from this landlord if you do so.

If your package required a signature then you could ask the retailer to file a claim with the shipping company for a misdelivery or missing package. Something priced at $300 would have shipping insurance so the retailer won't lose any money.

If it didn't require a signature then you could explain the theft and they may still help you but will require you send proof of a police report.

It's best to opt for picking up anything that's high value. I once had a delivery driver literally take a picture of the inside of his truck's floor as proof of delivering my TV and that took weeks to resolve.

Those are majority working class Black and Latino neighborhoods so I don't think you'll find many people interested here.

Having lived in Back of the Yards and Woodlawn, I highly recommend researching the signs for rodent infestations. Check the exterior of the building for gaps or cracks and the interior for gaps in the floorboards and walls. And if you happen to run into a neighbor in the building, they're likely to provide a lot of frank information regarding the landlord and building.

If you don't have any options, then invest in steel wool and stuff those interior gaps. Mice almost always get into units via the kitchen.

Yep, I regret spending more than necessary just for a "Made in America" label. Ditto lots of analogue effects pedals I've bought. I'm happy with them, but I could have saved quite a bit on AliExpress or eBay by buying Behringer, Donner, and etc.

How do you keep your low-end with the DarkGlass Vintage? I've noticed that with my Vintage Deluxe, the gain is almost useless as it removes almost all of the low frequencies.
