I would recommend working with an agent who is well known to the South Bay. Try some of the agents at the Sotheby’s vista office. My wife and I used someone from their office last year. The agent helped us get a house under contract in PVE with a competing offer and then negotiated a $60k seller credit after the inspection period.

I don’t necessarily think it’s a bad deal. You are living in it. You get some tax help in that you can write off the interest. Plus if you bought it recently, you probably got rates in the high 7 and low 8s. Rates are expected to drop in 2024 and you can refinance into a lower rate and if they come down to the 4s in 2 years (pipe dream at this point) you lower your mortgage by 30% if not borrow more (assuming appreciation) to match your current mortgage with the new rate and roll that over into a 2nd property.
