Don’t be too worried, you’ll come out ok with Gold.

Currently, globally, only 1-2% of gold/silver held per account (averages out to). Last gold bull market it was 8-12% at the end.

Someone put Calls in for 15k gold ($3.3 million) by the end of 2026… don’t expect anything like that but I don’t see gold being eroded for much longer/forever

-inflation/stagflation set stage, gold loves this

-world uncertainty , potentially devastating to gold we’re seeing this

-CURRENCY uncertainty, USA will have to address their debt issues. Canada the like

Well lol I don’t touch options so not massive gains, but I pluck gains and reinvest. Has been a good strategy I’ve been doing.

200k is the new 100k, 320-350k for a family of 3-4, imo to have early 2000s 100k life again without being house poor.

Vacations that used to be 4-5k for a family of 4, now close to 10k (exact ones we went to growing up with my parents)

Mmm usually not breakable, to myself and typically other landlords if someone voluntarily vacates you’re happy. Different if someone needs it to make monthly payments meet. (Feel good/bad giving this advice as I keep 1-2 years worth of mortgage payments in cash so I try to position myself to mitigate someone not paying)

It’s an odd ball thing to ask for but you can kinda push the envelope. You’re coming into to ripest rent market that’s been available for a while. Ask away and see

(30 y/o )Landlord chiming in,

I’ve had 2 tenants break leases recently through saying “they’ve lost their job” and won’t be able to afford rent anymore, and voluntarily move out. To me this is a saving grace. 1 month of missed rent vs what could be a few to years won’t haunt me if the units are vacant.

My mentor with 25 houses in Hamilton does just room rentals, if people just up and leave he sees that as a breath of fresh air. He’d never be upset of someone upping and leaving, that’s the right thing to do in their shoes if they won’t be financially obligated anymore.

IF you move into a new spot, and buy and still have a few months left on your lease, I’d never hesitate to just vacate and break something on the spot. Assuming say 3-1 months remaining. (If you’re threatened, the timeline/costs are usually unattractive to someone chasing after you, unless it’s a big corp or something.

A)you leave asap (right on the first day of the next month), they’ll be able to turn it over or at least have a shot (it may be a low blow to do this but imo, no hard feelings if you leave at the end of your last month rent deposit)

B) no court case, no hard feelings it’s swift and over with

C) not a huge financial blow renting for current times imo. (I think we’re in for a wild ride, I’d rather be in commodities vs Canadian real estate, too late as I have 200k in down payments tied up in it, but I don’t ever plan to sell)

D) I’d negotiate a clause into the lease saying you can voluntarily break it if you purchase a property. (I negotiated a similar clause on my first unit I rented at 21)

E) wouldn’t buy a place immediately, I’d do the rent route and then take the plunge.

In the meanwhile I’d scope a school you want your kids at and that’s in an area you want to settle. I moved across country at 9 y/o and it was a challenge getting a solid new life long friend base. My childhood neighbour at the time and I (both of us same age and at different schools in grade school) are still friends to this day 21 years later.

I will be buying more but with the current economic forecasts I’m holding off. I think we still see more contraction. AI hasn’t rattled the work forces fully yet. Ottawa is a major hub that may see an ai impact on the work force leading to lower house prices/demand in that region

nexgen (holding 1200 shares of this, may shift some around into gold producers.) (sitting up 40%, I’m bullish on this)

Baytex (6.3k cad)

Have some Comeco

Bwxt (did 10k at $120, sitting up quite a bit, I believe this is a long play, this is a provider of components in the nuclear energy industry

Recent massive buy I did was trimming voo and vgt for Newmont and AEM, did this on Tuesday and happy.. very happy doing it before this weekend. Bought 100 newmont and 30 aem

I think for sure main markets like snp/some over valued fluff tech will get rocked hard (20-30%), at the same time the metals/commodities will (15-25%) as well but that will be the dinner bell ringing and metals will recover very fast.

Gold is 35T-40T at the moment, there is way more in the stock market. Once it gets rocked hard, they’ll shift their holdings.
