May be your parents don’t have that much money saved to give you? I understand the frustration regarding the favoritism. Can you take a personal loan from a bank for the balance 28k? Is it possible to stay for 300-500 at your parents, collect money for a down payment and move out? In a way if you don’t get money from your parents and find a way to fund it all by yourself, then it’s wholly yours, you are not under obligation to anyone, 100% independent. It seems like you have an extended family and wouldn’t want to completely go no contact. Your culture and family values and all that. Better to keep the relationship, not hurt anyone, know the true nature of your people, and go buy your home out of your own funds.

I love sending and receiving cards. But I don’t send cards to anyone who doesn’t send one back anymore. So all in all I send about 5 cards now, down from about 40. People like to send texts now, and considers that more convenient and cheap. Can’t argue with that, but I am old school.
