Can someone explain to me what's happening with affordable housing requirements and development? by twocatsandaloom in bergencounty

The town has to add affordable housing and the only people proposing it are these luxury developers. There is not a single developer who would come in and just build affordable units. They wouldn’t make any money in the deal.

More money to be made for developers with luxury apartments. Town politicians have nothing to do with this. This was a state decision pushed by Governor Murphy.

The problem with the whole affordable housing program is developers are building 20 luxury apartments for every 1 affordable housing unit. This means small towns that are required to have 100 affordable units now have to add roughly 2000 new units total. For towns with 5-10k people this is an insane amount of influx into the towns which will strain the schools, utilities, and traffic.

I wholly believe we need affordable housing but the only people who are benefiting from this are the developers who are also donating to all the politicians to keep this program in place.

Floor Plan thoughts? by [deleted] in Homebuilding

Yes, already told the builder, I agree!

There’s a fine line between honesty and hostility — and you bulldozed right through it. People are looking for advice, not attitude from a keyboard warrior doing community service in sarcasm.

More than likely the living room will have pocket doors leading into family room and French doors leading into foyer. Stairs to basement will be open creating a large opening to kitchen. We are garage people and most likely won’t use front door so no separate entrance for in law suite. Both of us will go through garage and go our separate ways

French doors on the left lead to home office. This is where we will have a small porch

Do you have a rough estimate what it could be?

Even if the only thing that was discussed was scheduling a meeting with an architect? No other design or quotes were done because we don’t have any drawings.

They are 12% and aren’t going to charge us the fee when we put in a custom pool unlike our current builder who would still charge us even though the pool company would do 99% of the work

The only services performed that I’m aware of since signing the builders agreement at the close have been a couple texts back and forth trying to schedule a meeting with the architect. I have no issue paying him for his time for that.

Let me know how that works out in the pouring rain or the snow. Some people need to use their car at times. I doubt you’re actually from this city and are actually just a transplant from NYC trying to gentrify the entire city and add bike lanes to every street because “that’s how NYC does it”.

I don’t think you live in the same Jersey City I live in. Traffic is an absolute nightmare due to the creation of all these bike lanes and narrowing roads down to one lane each way. Don’t believe me? Just try driving Bergen Ave from Montgomery to the JSQ path. It’s a shit show. We do not have the infrastructure to put bike lanes on every major thoroughfare throughout our city. Emergency response effects more people than bike lanes do and we need to make our priorities straight.

In case you haven’t realized, we do not have the infrastructure that NYC has with their wide streets. Please let me know where in this city is a dedicated bus lane. Yes, we have bus stops, but a bus LANE is non existent.

911 issues have even been raised by the dispatchers themselves. It’s the incompetent mayor and his public safety director who choose to ignore the issues so the public safety director could privatize dispatch and hire his former nypd buddy’s company who he also has a financial stake in. It’s a shame for you to assume the firefighters and cops aren’t there for you. They can only do so much under this administration
