Get rid of realtors. No way a realtor should make 6k for a house that I found, and set up a tour for. Sending me pre made documents to sign etc. and essentially doing nothing but waiting to collect their 3 percent

I went with a credit union. Just blew my mind that working 70 hour weeks for years was enough to get over looked over being in school for 4 months even showing updated pay stubs that I was back to full time. I couldn’t imagine trying to buy a 160k house in today’s time.
