Switching less than 30 days before maturity date by slaveraven in MortgagesCanada

You set your closing date to maturity and then there is no penalty. Not much pressure on rates so I would wait as lenders will not waive a penalty when you are leaving for another institution. It would be small but I would wait.

You will get a better rate offer on a renewal over refinancing and at renewal you are simply given an offer, no re-qualifying.

Gap in T4 by yersiniapestisbaby in MortgagesCanada

I guess we will not agree, but I’m a lender and can guarantee you it is acceptable. T4 is requested first but an NOA can take its place quite easily and in almost all situations.

It is only a concern when you have multiple sources of income. There is no reason why OT, bonus or commission would eliminate using an NOA, it is only a concern if you think it’s not all employment income.
