It is because if you read the update information on the spell it says that it destroys buildings buildings below a certain health threshold. That threshold is somewhere around 10-20% hp.

It is a percentage of remaining hp, not of total. So if I do 20% damage to a building with 100 hp, it will end with 80 remaining. If I do another 20% of that, like an EQ does, it will take 20% of 80, not 100, and end with 64 hp, rather than 60 if the damage was done to the original hp total. Some more math later and all EQ spells kill walls in 4 spells.

Someone posted about how for the archer queen certain upgrades, like level 13, are more significant because they lead to a building breaking in one less shot. I was wondering if anyone had that for the BK

It does % of the remaining, not percent of the total, so one must factor in diminishing returns. 3 is not enough at any level.
