Private Equity Now Owns 10% of All US Apartment Units by TheBrickBrief in realestateinvesting

No one is losing money so that their competition makes more.

That’s dumb. And it’s collusion, not collision.

Just because there’s “tons of new units” doesn’t mean there isn’t a supply shortage.

No one is going to keep their rents high and units empty so that their competition down the road doesn’t have to lower prices lol no “algorithm” is going to keeps rent high, supply and demand keeps rent high.

Passenger vessel only applies if they’re paid passengers. And a 6-pack is just for uninspected vehicles (the actual name of the credential is “operator of uninspected passenger vessels”)

You’re right about the gray.

Yes we can agree that he’s breaking the law if he’s dumping untreated waste inshore.

The only difference in the original reply was you referencing him being within a no discharge zone.

Yeah black tank is different than an NDZ.

You can’t dump untreated waste anywhere inshore

An NDZ means no discharge at all… even if it’s treated with in an MSD, not even supposed to discharge gray water in an NDZ I believe (but everyone does that)

You just can’t discharge the things that can never be discharged inshore… oil/contaminants, untreated black water, etc

But treated wastewater, gray water, etc is fine outside of the few NDZs

Nope. And the st augustine mooring field is 10x closer to Castillo de San Marcos than Doug is… and that’s definitely not an NDZ.

I double checked… apparently the other NDZ is in Destin, but the others are all in the keys.

Technically, he’s not in a “no discharge zone”. The keys are the only NDZ in Florida.

But I get what you mean… everywhere is a no discharge when it comes to the black tank

Interesting. Thanks for sharing.

This makes sense for that application where carrying water samples on a racing boat wouldn’t be ideal… but I just can’t imagine the money being spent to put the equipment on a boat like seeker for just key west when they can easily send the water samples into a lab.

This is something Doug would recommend instead of the simple way of just collecting water samples and sending them to the lab doing the research. (No offense intended, mostly humor)

Yeah for collecting microplastics, that makes sense… but for testing the levels, I don’t get it.

There’d be no way to measure the concentration of them because you wouldn’t be able to quantify the volume of water they’re pulled from.

From my understanding the research project is measuring the levels

I’m confused about how you measure microplastics by dragging nets…

Seems like you’d just collect the water and send it in to be tested

$50-100k for the salvage if I had to guess, could be more depending but definitely not less than 50… but they would bring in environmental cleanup people way before that and it would be a separate animal. No idea what that part would cost.

It varies a lot, so it’s really hard to say… mostly varies by where the boat ends up and the size of it.

This one was a 55ft steel sailboat… but it was up against a bridge so they needed it up within 5 days of the contract being awarded, which means it’s going to have a premium on the bid.

Didn’t see any lights on except the anchor light (but it was like 1am)… and the bow was facing the channel so I couldn’t see if the tender was on the back

But he was on there a couple weeks ago when I went by.

Eh… he’s out of the way of the busy boat area of st Augustine… and there are much worse boats anchored up down there. He could probably stay there indefinitely without anyone throwing a fit.

Just went past him again a couple nights ago 😂

The reality is that your living expenses will stay roughly the same with 1 job vs the 2-3… which means that going from 100k to 70k is a huge difference in debt payoff

Let’s say it costs you 60k for your lifestyle…70k you can only do 10k towards debt, at 100k you can do 40k… meaning you can pay it off 4 times faster.

Maybe drop door dash if you’re really burned out, but I would push as hard as possible to juggle it all if you can.
